"Stay away place is a dump. New floor and paint is their way of newly renovated apartments. Electric is shot and so is the plumbing. Windows in the winter can feel the air blowing through. Also heat can be cranking and still feel like your outside."

"[UPDATE BELOW] I have not had working heat in my apartment for the last 10 days. This is a breach of our lease and a violation of state law. No one will return my call or provide any updates. I have left messages with management multiple times and have continued calling the maintenance line throughout the past week and a half. All the maintenance line can do is push through the work order again, since they are just a call center and are not local. The woman in the office on site only spoke with me after I went into the office, not when I called earlier in the week. She assured me yesterday that someone would be by to look at the heater last night or this morning, but no one has contacted me. Management does not care about tenants and their communication is abysmal. Rent for new leases is hundreds of dollars per month higher than it was last year, even though no new improvements or changes have been made since Meridia purchased the complex. If you want a property manager that cares about your well being, or at least provides you the dignity of returning your phone call, then this is not the place for you. UPDATE 6/12/23: Since this initial incident, things have only gotten worse. Between March and April, I spent a collective 28 days without heat (March 7-March 20, April 6-April 10, and April 24-May 2). When the heat was restored, I had no way of turning it down on warm days. The indoor temperature in my apartment fluctuated from 58F to 94F in less than a week. This happened on two separate occasions, and in both cases took at least 3 days to be resolved. Every single one of the above incidents was only resolved during a weekday. There is clearly no emergency coverage on weekends or after hours. Communication has continued to be a problem since then, and maintenance requests have continued to be ignored. Even now, I have open work orders that have been marked as "received" for two weeks with no updates."

"This Company Makes Barrington Residential Look Like The Taj Mahal !!! At least they Have a Phone Number For Weekend Maintenance !!! Some Low life's Broke The security Lock to the front door. Which some dirt bag was able to walk in our Building and Steal Packages I ordered This Afternoon !!!! We have Noisy Neighbors that keep slamming the front door at all hours of the night . We cant use our Laundry room Because they Changed the locks after a fire which was caused by a faulty Dryer , Which was reported to the pervious Owners and the Current Owners about not working. Which in turn we have to drive to the local Laundry Mat!!! I would Go on But I'm So Angry Right Now at this Place til its not Funny. Managment Needs to take a day trip to Rochester NY and Visit Rustic Village Apartments and Learn How To Run A Real Apartment Complex !!!!!!"

"Since under new management I have noticed and personally experienced a major improvement of the property. Recently, I had a few (small) problems in my apartment and it had been addressed and resolved that day. The new property manger as well as the other employees have been wonderful and you can tell they are eager to make Orchard a great place to live."
