"Stayed at Tuscana resort in Four Corners, FL. Room was booked the Armed Forces Vacation Club and got a great deal on a 7-night stay. The booking process was fairly straightforward, and the company provided sufficient info for arrival about a week prior to the start of our vacation. However, when we arrived (at night) finding the building where the condo was located was a little bit of a challenge. Once I found the building and the unit itself, I was unable to enter the condo because I wasn't provided with the door code. The after hours person I spoke with helped me out and we were able to gain entry after about a half hour. Once we got into the condo, it was spacious and there was a TV with Roku with pre-loaded channels. There were two bedrooms and a pull out sofa, but the sofa bed had no linens or additional blanket. I called after hours customer service again and they said we'd have to wait until the next day for them to deliver an extra blanket. They did not come through with their promise and I had to call again the following day. We did not get the extra blanket until our third day there. Additionally, the drains were slow to drain, and the kitchen counters were extremely dirty (that we had to clean). It wasn't a huge issue for us but the stone counter top in one of the bathrooms was cracked. We also had to kill a cockroach that was found running in one of the bedrooms, and you know when you see one, there's a boat load more in hiding. Other than those issues, the condo was as expected for being a rental. It is well used and poorly maintained. The mattresses were comfortable though. For the price we paid, I would rent from them again, but don't expect luxury here"

"I'm a small business owner, so I understand the concept of reviews, and that sometimes we miss the mark as small business owners. I'm very reserved at offering negative reviews for that reason. The one star of this review is because the house was very very nice. However, this property is VERY POORLY managed. Now...on to why there is only one star. We stayed with my son and his family and his inlaws for a Christmas trip to Orlando. We went to some of the theme parks and enjoyed a great time with family. There were a lot of things wrong upon our arrival that we just wrote off as small oversights: the showers were dirty(we had to clean them), small little gnats on the kitchen counter(I'm a gardener so we understand that sometimes there are issues with small bugs), a dirty pool (it's outside and we understand that sometimes things happen), solar panels being installed during our stay(as small business owners, we understand labor issues). These things we simply tried to overlook. The straw that broke the camel's back was that one of our cars was towed(on the last night of our stay) without any information as to where it was towed or how we could get it. Now mind you, the car was in the same spot for the duration of the stay. Our plan was to leave around 7am to avoid traffic on our 8 hour trip home. We did not because (1) we had no idea where the car was, (2) NO ONE with the tropical escapes could tell us where the car was. After we finally figured it out, we were told where the car was and that we could pick it up at 9am. We were not able to pick it up until 10:30 am with a sliding range charge of $100-200...cash only! And to top that off, while we are waiting to get the car the clean up crew came and said we're supposed to be out because check out was at 10. This was the worst experience ever! DO NOT USE THIS COMPANY FOR ANYTHING!!!! Property Management is not their strong suit!!!! Oh...and I failed to mention that while we were swimming in the pool, maintenance told us to get out of the pool so that he could clean it. Very unprofessional!!! Our 8 hour trip home turned into 10 hours due to the very unprofessional style of Tropical Escape Vacation Rental!!!!"

"My family and I booked a stay at Balmoral Resort in Florida through Tropical Escapes Vacation Homes. We had a 5-star best experience. We asked to check in early and that was granted. We asked for the pool to be heated and they sent someone quickly to heat it up. We also asked for a late checkout and that was granted as well. My family and I were very pleased with the customer service team and with the property that we stayed in. We will be booking our next trip with Tropical Escapes Vacation Homes. Thank you for the lovely experience!"

"Terribly managed properties. Barely any basic essentials in the kitchen. What was there was completely destroyed and unusable. House is infested with roaches. Zero privacy from neighbors, pool faces the street and every other house looks right in. All the construction was absolutely disruptive and all weekend. Neighbors were up til 2am every night screaming at the top of their lungs in their pool. To heat the pool for two days, they wanted to charge 5 full days. After complaining, we get hit with a made up charge for ruining a pillow case. Highly advise to look elsewhere unless you want to bring home roaches in your luggage."

"Arrived at villa assigned to me in Davenport Florida. Upon arrival, I reported to this management company the many many faults I found. Fridge freezer not working, cockroach infestations, microwave not working, oven door handle not attached, severe black mold on the ceilings and walls of the bedrooms, thick mold on the dining room table. The list went on and on. These were not petty items, but potential health hazards and the basic functions needed to live in a villa for two weeks and be able to cook a meal. After chasing every day for the first 4 days nothing had been done. I took time out of my holiday schedule to visit their office and speak to them face to face. Promises were made about time scales for getting all items rectified, but very few were delivered on. I'm now on day 13 of my 14 day holiday. The fridge freezer still doesnt work. 2 engineers have attended, one of their own on day 5 who advised it needed replacing and then an engineer from the manufacturer who arrived on day 12 to advise it needed replacing. The management company advised there was a wait for the manufacturers engineer to attend but when he arrived he stated he could have been here the following day. He could also organize a replacement fridge freezer to be delivered within 2 hours, but here I am the following day still with no fridge freezer. The engineer tried to contact the management company for 30 minutes whilst on site but noone answered his call. Walked into the villa last night after another meal out to find more cockroaches in the villa, and running all over the sofa, kitchen and living area. I would give this company zero stars if that was an option. On day 6 if me visiting the office again and more e-mail chasing they replied stating they will not speak to me because the booking and payment was made via a travel agent in the UK. All enquiries.must come from my travel agent. This made things even harder. HOLIDAY MAKERS BEWARE!!!!!! DO NOT RENT A VILLA THEOUGH THIS MANAGEMENT COMPANY!!!! TROPICAL ESCAPE VACATION, YOU NEED TO BE CLOSED DOWN, IT IS HIRRENDOUS HOW YOU TREAT YOUR CUSTOMERS. As you can see below Tropical Escapes did reply with a bunch of straight up lies and further to this when trying to come to a mutual resolve via the travel company we used, we were informed by them that Tropical Escapes would not consider negotiating with us until a 1 year period after this post was removed. THIS IS BLACKMAIL but knowing that other countries treat negotiations differently we could gave overlooked this if they wanted to enter into fair negotiations with a proper monitory settlement. STAY AWAY FROM THIS COMPANY AS PREVIOUSLY STATED THEY SHIULD BE SHUT DOWN..."
