"Belmont Management group is the worst when it comes to maintenance. My AC stopped working for the second time this summer. This time the outside unit needed repair. Its been down since Thursday 08-10-2023. Its now Monday 08-14-23 and I get an update that the landlord is shopping around for a second opinion while it's 90 degrees in my apartment and unlivable. I had to spend $500 to get a hotel room for me and my son. The lease specifically states the following. "Landlord will maintain and repair the structural components of the Premises, including the roof, walls and pavement, and the HVAC system, with the exception of the AC Filter, which Tenant is required to change monthly. In the event maintenance or repairs become necessary, Landlord shall be at liberty to perform the same without in any way affecting or impairing the obligations arising under this Lease. Such repairs and maintenance shall be completed as expeditiously as possible. Rent will not abate during periods of malfunction." Clearly 5 days this not expeditiously and I still have no eta when it will be fixed. I have not received any calls or updates from Belmont today even though I called and left a voicemail. Unfortunately I just signed a new lease, but definitely will never use Belmont Management Group for any future rentals and would advise you to stay away."
