"291 E 3rd St, NY (East Village): Terrible landlords. Completely unhelpful and will not do anything for you once you sign a lease and pay them. I contacted multiple people in the company to help with the situation, and no one helped. Avoid at all cost. 1. We had an ant infestation in the apartment due to undisclosed water damage in the walls. After contacting management multiple times, they sent out an "exterminator" who simply was on of the building facilities managers who poured white powder along the ground. This had no effect. I had to move out of the apartment it was so bad. The worst part is they refused to reimburse me and charged full rent despite not providing me with a living space. Also the paint was lead (undisclosed) and there was a 5g tower right above our heads, with signs all on the roof warning people to not get close or stay on the roof long due to radiation exposure. This company truly only cares about making money. Please see the pictures attached for the before and after "extermination" (it did nothing!) 2. They never delivered an A/C unit to the apartment after saying they would, and contacting them multiple times. I went out and bought my own."

"We've been living at a GP apartment in Washington Heights for ~5 months, and have nothing but good things to say so far. We were able to rent directly through the owner (no broker fee), and his team has been responsive and helpful to any issue. Our couple of maintenance requests have been fulfilled within 24 hours (usually the same day), and some subtle improvements have been made to the building since we moved in. There was a minor roach infestation at first (common in old NYC buildings), but there's a free exterminator service. They treated the apartment twice, and now it's been weeks without any sign of pests. As far as we can tell, there's been no shadiness whatsoever. The key tag security system keeps the building quiet and safe. I recommend Gideon and his team!"

"Current tenant- unfortunately. Just moved into our apartment which we have waited OVER A MONTH to be finished as we were forced to move in early because they would not pay for us to stay anywhere else. We have been living in an active construction site and the repairs that the management has made are absolutely sloppy, they should be ashamed. We now have mice and cockroach problems in the apartment, which we have been in for less than a month. Be very careful with this management company, would not reccommend them."

Of course they are not perfect, but if something goes wrong they are urgent in managing the problem and very easy to get in touch with during said time. The two properties I've experienced have been well manicured, quiet, clean, and safe. I have and will continue to recommend GP Properties as a management company worth checking out if ever in need of a move. I'm very happy to reside with them and have been for the past 2 years!"
