My time living in this Blackwater-managed property was fraught with issues that significantly impacted my quality of life. Misrepresentation by Blackwater Realty Group - The listing on StreetEasy, posted by Blackwater Realty, is misleading. The photos and description do not accurately represent the actual apartments. - The finishes in the real apartments are completely different from what's shown in Blackwater's listing. - The layout is inaccurately represented: - The laundry room is much smaller than depicted in the listing. - The listing for the second-floor apartment shows photos of the third-floor apartment, which is significantly different. - These discrepancies violate StreetEasy's use policy for accurate listings and reflect poorly on Blackwater Realty Group's integrity. Energy Costs and Heating Issues - Energy costs for this Blackwater-managed building are absurdly high. - The heating system is inadequate. Even on high heat, the apartment never gets warm enough. - Tenants should be prepared to buy a space heater for additional warmth, adding to already high energy costs. Pest Infestation - The building has a severe roach problem that was never adequately addressed by Blackwater Realty during my tenancy. Poor Maintenance by Blackwater - The property is not well-maintained or cleaned regularly under Blackwater's management. - Repair requests to Blackwater are often ignored or severely delayed. Management Issues with Blackwater Realty Group - Blackwater Realty Group, under David Warner's leadership, is unresponsive to tenant concerns. - There were attempts by Blackwater to charge egregious and questionable fees. Overall Experience with Blackwater Realty Living in this Blackwater-managed building was a constant struggle. The combination of pest issues, lack of maintenance, unresponsive management, and high energy costs for inadequate heating made for a very unpleasant living situation. I strongly advise potential tenants to thoroughly investigate Blackwater Realty Group and David Warner's management practices before renting here or at any of their properties. The reality of living in this building is far from what's presented in Blackwater's listing. Be especially wary of the misleading photos, layout descriptions, and prepare for additional costs and discomfort due to heating issues. Blackwater Realty Group and David Warner have failed to provide the level of service and living conditions that tenants deserve. I would caution anyone considering renting from them to look elsewhere for a more reputable and responsible property management company."
