"I lived in these apartments during my college years. The owners are wonderful and kind and we are still friends today. The apartments are well maintained and in a great location. It was truly an honor to live in this beautiful Victorian building full of history and close to the downtown area. ❤️"

"An ok place to live, but not good people to rent from. The apartments are very old and not well maintained, so don't expect good heating, ventilation, or insulation, but they are cute, cheap and in a great location near downtown COS. Very walkable area. The property has good rules to keep partiers out, which is nice. However, the landlords are very unpleasant people and not trustworthy. They have no email or website, or any kind of electronic presence at all, so rent must be paid in person by paper check every month, and then they return a paper receipt, which feels pretty shady although I guess it's technically still valid. They also charge $25 per day that rent is late, without any communication or reminder other than a notice on your front door. (I was never late on rent, but noticed a neighbor getting papers about it on a door they never used. My neighbor never even saw the notices.) Don't tell them about anything that's gone wrong in the apartment if you can do anything about it yourself, as they'll way overcharge. When I first moved in they even charged me $20 to show me how to open the finnicky mailbox. Their maintenance man is unprofessional- he sprayed a pressure washer directly into my open window with no warning on three separate occasions. Their monthly "trivia questions" are poor excuses for the landlords to express their unsavory political views. Think, "what system of government destroyed Venezuela?" They also failed to give back the majority of my security deposit, citing damage I didn't cause and dirt/grime in places I cleaned thoroughly, not to mention that they specifically asked that residents don't clean their carpets themselves when moving out, but then proceeded to charge me $500 for carpet cleaning that I could have easily done myself. It's a decent place to live if you need something cheap, just be prepared for what you're getting into. Also, be aware that they split utilities evenly among all apartments in the building, so if you need to keep your utility bill down you have no control over that."

"The Landlord never ever responds. When I had an issue that didn't hinder them it took a while to get ahold of them, like my fridge going out and therefore losing all my groceries. But the tenant underneath me had water leaking into their apartment and it was a leak inside the wall coming from a pipe connected to the shower, Landlord said the leakage was because I didn't know how to use a shower curtain so the floor must have been flooding and that I would be charged for the water damage to the hardwood floor underneath my apartment. I explained that water never leaves my shower and that can't be the cause (there was NO damage in my apartment at all) but they didn't believe me until they had more issues and finally called in a plumber who found the shower had been installed wrong. I never received an apology or a retraction of the official letter she sent me stating is was my fault. When trying to end my lease there was a miscommunication on the landlords end, which they called and admitted that they had misunderstood two weeks later but wouldn't let me leave the month I requested, even though it was their fault I had to pay the extra last month. Never got my deposit back and honestly too annoyed to fight with them over it. Overall: wouldn't recommend. Great location but a struggle. Also - they do utilities based on total building usage divided by SQ FT of each apartment so be aware of that before renting."

"I lived at these apartments for many years and it was a positive experience. The yard was always beautiful and well maintained, and I loved how clean the property was kept. The landlords put candy on the rent due statements and had cash prizes for monthly Trivia Games. They were also respectful to their tenants, and had rules on their lease about quiet hours late at night so people could actually sleep. This is not a party place and is perfect for professional people who enjoy the downtown area. I wish I didn't have to leave these apartments but my job took me to a different area. I highly recommend Van & Company properties!"
