"I didn’t want to have to do this but feel that it is important that I share truth in hope that no one else will have to endure a horrible living experience. I implore people to please not consider making this apartment complex your home. I have lived here 5 years and have experienced various issues as most apartment complexes do, however, the last year has been a nightmare. Our current leasing staff is horrible, very unprofessional, not answering phone calls or emails, rude, and even disrespectful (my personal experience) a lot of admin errors, office closed at random.hours and so much more. The regional manager has been helpful and the maintenance team are wonderful. I truly believe they (maintenance) could and would do more if they had the permission to do so, though I feel their communication could stand to improve a little more as well. There are a lot of mechanical and maintenance issues within these buildings such as the elevators constantly breaking down etc. We also recently had a small fire back in December and this was concerning to me as I realized we do not have an updated fire alarm system and poor maintenance had to knock on everyone’s doors to evacuate us. Also recently, the heat in my building was down almost a week during the Arctic blast we had. If you would like to get more info on this situation, please watch the video that was released regarding this situation from KOAA channel 5 news. You can find the article/video on their website or on YouTube titled “ Colorado Springs Tenants Rights after Four days with No Heat” some tenants have also filed complaints and claims with the city. I am sharing all of this because I believe in speaking truth and not covering up these issues and lying to people. This may be a more affordable place to live compared to others, but it is terrible in many other ways and not worth the money, health, or peace of mind. Our hot water is also constantly on and off due to the old boiler system being used. This has also been reported. At this complex, basic necessities are not guaranteed and they should be as we pay for these things. Being without heat for almost 6 days was nothing I had ever experienced until now and it was horrible. I had never been so cold in my life. Another problem with current staff is the lack of communication and when ever there is communication, you are often met with attitude and aggrevation as if we are bothering them. In the past 5 months, I have been lied to, disrespected, avoided, and made to feel as if I’m wrong for exercising my rights as a tenant. I no longer will step foot in the office just to avoid this treatment. Also, corporate (ConAm) is non existent aside from their regional manager. Other then their current maintenance team and the regional manager, there is nothing good or honest about this place. Of course this is only my opinion but it is also my experience here and I’m giving an honest review. While I’m thankful to have had a roof over my head for the past 5 years, I am looking forward to the end of my lease. I will definitely not be staying another year and my hope and prayer is that this place gets on track but in the mean time, I implore individuals to not move here. Those that already live here I’m sure have similar experiences and opinions. Don’t live here."
"I lived here for less than 6 months. There were many maintenance issues with the building. The heat and water were turned off multiple times. This is a huge issue during the cold winter months. The hallways smelled like mildew. The elevators would rattle making me feel unsafe to use. The entrance door near the parking lot was always broken or propped open with rocks allowing random people access. Trash piled up near the dumpsters. Communal laundry room has operating hours and the door will be locked. Probably wouldn’t recommend this place to a friend. Best part of living here was they allow short 6 month leases."

She’s an amazing person and really helped, make a very difficult time for us, go a lot smoother! We were so overwhelmed by so many things.and it was an emotional time for us. "The lookout at broadmoor was my very first house that I rented out on my own and I could not be more disappointed with my experience while living there. For the entirety of my lease I had no heating or ac in my unit, during this time I was still paying for the common areas to be heated and almost 150 in electric bills on top of it for space heaters. Residents are not held accountable to put their trash in the dumpster, entrance doors do not lock so there are constantly unwanted people in stairways seeking shelter, residents chain smoke in the stair well, residents have also urinated in the elevators and left cat litter and actual animal feces in the hallways, glass is constantly broken everywhere and pets have gotten injured as a result of this, when a resident sadly passed away and unfortunately decomposed in his unit the lookout at broadmoor took all of his belongings and set them next to the dumpster, left them for at least two whole weeks to have people coming to rummage through our parking lot and even set up camp within the furniture. After our ten month lease of spending $1275 for our unit they raised it almost $200 extra dollars per month to sign again. These apartments are not and will not ever be worth that much money. The pool was freezing cold all summer and the gym and common area are attached to the office with glass walls in between them so there’s no privacy when using amenities. They have only one or two maintenance guys working on a crew at a time for three, five story buildings that were built in the 1960s. I’ve lived here for ten months and have experienced managers and maintenance men walking out without relaying notes and also they used my tools for their inspection of the heating unit when they did stop in. There are constant drug deals happening here and people partying on weeknights throwing trash off balconies breaking things etc. the office does not have a way for you to properly contact them unless you go down and physically get their number and email yourself, and good luck doing that as the manager Rachel will sit in there and lock the door so that residents can come in at her convenience only. (Myself and two other residents were told this by her and witnessed it first hand while we were waiting to be helped.) all in all this place is a complete train wreck along with the people running it and I would advise anyone considering moving in this place to really do your research on not only this particular location but ConAm management corporation as a whole. I will also note that they ask their new tenants to leave good reviews when they first move in so I’d pay attention to those reviews knowing that information. I was able to find a condo in the springs that had in unit laundry, a second bedroom, a microwave, a porch, and a small yard for $200 more than what this place is trying to charge me per month with my new lease, and in a much more desirable area. Almost anywhere would be better than this place, please save yourself the time and money and avoid it at all costs."
"UPDATED 10/05/2021 ** The "CLEAN" written in dust is still in the elevator even 3 months after this initial review, FYI (bringing it to at least 6+ months now). Read before signing lease!! Absolutely terrible place in my opinion (see photos). They keep selling it, raising the rent & then bringing in new management companies & letting the place deteriorate. People fighting in parking lot & police outside often. No cleaning or maintenance whatsoever lately. Elevators never work. Water always turning off. Problems with AC. Knife slashes in the hallway artwork, "CLEAN" written in the dust on the elevator that's been there at least 3 months. Laundry machine issues. Laundry room a complete mess. I thought it was bad before but somehow just keeps getting worse. Oh yeah, they also removed the automatic air fresheners in the hallway that the last management company put up (one of the few decent things they ever did)."
