"Absolutely unbelievable. 8:00 on a Wednesday night, waited at the front desk for 15 minutes before anyone approached us then we were told it is going to be an additional 15-minute wait. There were literally 3 tables sat in the entire restaurant all of which already had their food. Third time I've tried to go here last time I'm going to try."

"This IHOP Belmar is quite possibly my favorite! Every time we visit, no matter how busy they are we never wait long to be seated or to order. The food is always ON POINT! Presentation, taste and portions never disappoint."
"For the t bone being the price that it is you would at least expect something better than this, it was bland and had pretty chewy. For medium rare it’s still looks likes it’s mooing. The chicken biscuit was dry as can be with the has-browns being insanely hard. The seats are basically falling apart. One small move and that feels like it’s going to snap. Would not come back here again , service was pretty well though"
