"During the walk through and intro the office was cool and friendly, but it’s a sham. They pull the wool over your eyes and forget to mention that they have a few issues. First being they don’t tell you they have issues cockroaches, this is a big issue with my health and can cause issues. Second being the laundry receptacles aren’t even hooked up right. The dryer vents into the room which is a massive fire hazard. Also the dryer doesn’t dry your clothes and quits working mid cycle. Half the entry doors are not secured and can just be pulled open. Now the snow is here and they haven’t put salt down or really moved snow. Trash is usually over flowing, and the recycling is always full of trash and usually doesn’t get dumped for weeks on end. My apartment hasn’t had a working latch on the sliding door but has a cheap aluminum bar to keep it locked at night. The sliding door has a massive draft that makes the carpet freeze, have had maintenance come by twice and nothings been fixed just redneck rigged. Oh and our carpet had gum in it from before we moved in. For the price you pay here you do not get what you expect. By far the worst apartment I’ve ever rented in Sioux Falls. I’d highly recommend you do not rent here unless your okay with shotty amenities."
"I have lived at Oakwood for over 5-years and enjoyed it until the past year! It had really gone down hill in multiple ways. The trash outside of the property is ridiculous and very unsanitary to the point that I don’t let my children play outside. Broken bottles, garbage everywhere, and even used woman’s sanitary products on the sidewalks! They have to quarterly treatments for mice and pests throughout the property. The inside hallway’s carpets are dirty and at their max age of life. Units are dated and have odors. Maintenance. Don’t even get me started. 3 years ago I was 8 months pregnant and my toilet broke. They took over a week to replace it. They me walk to other vacant units within the building to utilize the restroom. Remind you I was 8 months pregnant. Never offered a concession. I have had a broken dishwasher now since the beginning of October and it is still not fixed/replaced. They are horrible at completing work orders in a timely manner. Communication from office staff is slim to none. And it gets very frustrating. Then trying to reach corporate office in Wayzata, MN is worse. I have called and left VMs, emailed on two different occasions and they never responded. Like Ever! Recently I had assistance from SD cares because my daughter had a major medical issue that created a difficult situation. I was approved for Nov and December rent. They turned in the ledger to SD Cares without having all fees in ledger (they admitted their fault). This caused Sd cares to short the check $57! They gave me a $108 late fee for their error. Not to mention, when they received the check, they didn’t reach out and let me know it was short. I tried to have office waive late fee but they needed approval from corporate. Corporate denied the request. (Let me remind you have a broken dishwasher for 2 months.. an amenity agreed upon when I signed my lease. the $57 should be a concession for my broken dishwasher or my broken toilet 3years ago lol). Again try to call corporate in MN and left a message and emailed.. unresponsive. I cannot wait until my lease is expires and I can get outta there!"
"When I first moved in people in office was really cool but then once new people took over it became hard to communicate no maintenance was done due to bad staffing on my apartment they let people creep in hallways doors are supposed to be secure safe but there not. Over all it was the worse place I had lived. Laundry sucked have laundry on all floors but could only use one on bottom floor dryers don’t really dry n the rent too high for the service n Quality of the apartments"
"Lived here a year ago and I'm so glad I don't anymore. The laundry machine on my floor always said "please rinse your garments of feces before putting in machine". There was one time they did three inspections in one week to try to figure out where a smell was coming from. I don't believe they ever found the smell. I had an old man follow me up the stairs to my apartment several times and start knocking on my door. Anytime I needed something fixed, it either got totally ignored or it would take weeks for them to get to it. Then when it came to moving out the instructions were so unclear and managment had no idea what they were doing. Ended up having to stay 4 months longer than planned because they gave me the wrong form to sign. In winter they never put salt down so the parking lot was always a slip and slide. Terrible terrible management and they overcharge for the quality that you get. Don't live here or rent through elevate living."
"The landlords have no human decency. They abuse the fine print in their lease agreements to take unearned money from their tenants. They love finding every possible way to legally extort money from their tenants. Like how their laundry machines use cards that let you add money but you can't get it back because apparently coin op laundry is just too difficult for them. Also the dryer does a terrible job so you have to spent at least $6 per load of laundry since each machine is $2 to run. They hide *fine print* in their contracts so they can charge extra and instead of following the spirit of the law they abuse the letter. Their auto pay system takes advantage of this. I signed a contract with them to renew for another year starting in April. They increased the rent back in April by about $40. I have auto pay set up with them and pay in full on time every month. They charged me a $100+ late fee because their auto pay did not accept April's increase in rent. Their auto pay system requires that you set $900 as they amount to pay for rent minimum but what happens is the auto pay adjusts (without telling the tenant) to the actual rent. I assumed I was still good with the increased rent price at $875 since it's under the $900 their system requires. Somehow it's my fault their auto pay system says one thing and does something else because "I didn't read the contract thoroughly". The worst part is I explained this to an employee in the office last month and waited patiently for a month after their employee said they'd fix this simple mistake. I was pleased to have some human decency so was able to overlook the many other problems this place has. When it wasn't waived from this month's rent I went into the office and they said "he doesn't work here any more and he didn't have the authorization to tell you we'd refund that" so they don't even take responsibility for their own employees actions but they'll be more than happy to steal unearned money from their tenants. Please be nice to the office employees as they don't make the rules and have no say in the matter. They are always nice and understanding. The landlord, however, is a soulless husk of a human being with no basic human empathy. I completely understand a landlord's need to protect themselves with contracts but abusing fine print to charge tenants is a practice that only people like them are able to practice."
