"I'm not a tenant or property owner working with GoldenWest, but I do live above a first floor condo unit managed by this company. I'm sharing this review in hopes that it helps resolve an HVAC maintenance issue that has been ongoing since December. Shortly before Christmas, I began hearing louder than usual noises from one of the HVAC systems on the roof. I live on the second floor and the HVAC systems for both my unit and my downstairs neighbor's are right next to each other. Every hour for several minutes, there is a loud buzzing noise, followed by a slamming sound like someone dropping something heavy on the roof (dampers closing after the heat shuts off?). Sometimes, it feels like the entire room is pulsating. When it's colder outside, the HVAC unit also makes a hammering and hissing sound for several minutes. The noise is most prevalent in the master bedroom/bathroom as well as the vent in my bedroom directly above my bed. This noise has also occurred independent of my heat or AC running. A maintenance person who had previously addressed some AC issues at my place came out to look at it and determined the noise is coming from my neighbor's system. Knowing how expensive these repairs can be if left untreated, I tracked down the property management company for my neighbor's unit (GoldenWest) and contacted their customer service on January 10 to let them know there was an issue. They said they'd send someone out to look at it, and I received a call from a maintenance contact 20 minutes later asking for additional details. They reiterated that they'd send someone out to look at it and thanked me for bringing it to their attention. A week later, I called GoldenWest again to see if they had any updates as the noise was still ongoing. The woman I spoke with told me they didn't have any maintenance requests in their system for this issue, and unless their tenant was reporting an issue, there was nothing they could do. She did say they'd be doing a spring tune up in the next few months but it would ultimately be up to the maintenance staff or the owner to decide if they wanted to address it sooner. I have since left a note for my neighbor and contacted the HOA several times for additional assistance. This issue remains unresolved. I'm used to condo/apartment noise, including reasonable rooftop HVAC noise and am by no means a light sleeper or complainer. I have lived here for 6 years and never ran into this issue until recently. However, this has been an ongoing nuisance since the end of December. The buzzing/hammering sound has been loud enough that it has woken me up several times during the night, including early mornings at 5am and 6am. It has also been disruptive enough where I haven't been able to sleep in my bedroom. I work from home so it's a noise I deal with during the day as well. The last email I sent to the HOA documented all the times on a Saturday (3/2) that this noise occurred. I am happy to share this list with GoldenWest, as it broke down to roughly 5-7 minutes of buzzing every half hour or so for the entire day. I have noticed that the hissing tends to occur when it's colder outside. Further, it is worth noting that my thermostat has been set to "off" for the last three weeks and is not running either AC or heat. (Electricity bills are expensive and every little savings counts.) Even so, the noise persists. Minor HVAC issues can become very expensive larger repairs if left unaddressed, and all I am hoping for is an end to the repeated buzzing. I'm not sure if it's the compressor, an electrical issue, or simply a matter of needing better padding under the HVAC unit to dampen the sound. Regardless, it's disappointing to know that I have tried to be a good neighbor by raising this issue and have been met with no assistance. Based on this interaction, I cannot recommend GoldenWest Management to prospective tenants or owners."

"Do not hire Golden West Management Company if you are a property owner! I had two properties under their management back in 2021, they had various deductions not in the contract almost every month, so I was very unhappy about it and decided not to renew with them for the second year. As soon as I notified them one month before the renewal they went ahead charged me an early termination fee $500 for each property. ALSO my refundable property reserve/deposits of $1000 for two properties was never returned to me. Furthermore their final close out payment to me was a mess, no one responded back about the $400 discrepancy, they were either in a meeting or out of office for over a few months. So I took them to the court in 2022/2023 and the judge granted me the early termination they charged me. My experience is that If you have similar situations sue them with all issues together otherwise you might only get first judgment. On the monthly statement they also charged the tenant monthly utilities when my rentals are just regular yearly rentals. So many wrongful charges here to list and whatever response they’ll write is not going to justify their wrong doing. They can’t change the fact that they are a ripoff company. Check out their other 1 star reviews, they are doomed for failure in the rental management businesses!"
