"!!!DO NOT LIVE HERE!!! they will find anything to charge you. they told me they lost a copy of my key and that if i didn’t drop it off in one day id be charged $100 for a new lock and key. why am i paying for your mistake?!? i told them id work with them but they have to work with me as my job at the time started before they opened and after they closed. they said that it was my problem and maybe i should drop it off on my break! its 45 mins each way. all i could do is laugh. the outside lights were off so it was completely pitch black for months yet i’m paying for it. pool has been open for 4 years. why am i paying amenities for it? landscaping is nice in front but that’s because it’s what everyone sees. come to the back and you’ll see weeds 3ft tall. they want to only work on it sometimes during the summer and when they do cars are COVERED in pollen. complained about it once and they couldn’t care less. front gate is ALWAYS open. have had homeless people try to open my door and break in on camera. water is always being shut down because of “emergency shutdown”. cockroaches are now a big thing. i’ve even seen a dead rat outside my house. flys are everywhere and it’s disgusting because our trash area was set on fire and never got a new roof. they keep raising the rent even though they passed out papers that stated they wouldn’t. they’re very clueless about everything and make it seem like your the problem. they just don’t care about you so i don’t know why you would want to live there. the economy needs to get better soon cause i don’t know how much longer i can be here. take your business else where please."
"Ceiling is leaking in multiple places and has been since last year. Water also comes in all around window frame. I can no longer use my bedroom and they will not make any repairs or respond to requests for repairs. I have notified them that NV law states this is not legal or habitable living conditions. Tides does not care about the law, its tenants, or the condition of their properties. Check reviews for other locations and nearly all their properties have the same issues. STAY AWAY FROM TIDES!! **In my experience the onsite FPI management and maintenance team is wonderful, so I fully place all blame on Tides ownership**"
"NOT A SAFE PLACE !!!!!! Gated but anyone can drive in if anybody else gets the gate open, security cameras DO NOT WORK but they don’t tell you that until AFTER you show up with the police report they require you to have first office is suppose to be open till 5 or 6 but will randomly be locked at noon with zero notice of anything and phones will go unanswered place is constantly flooded from Pool and sprinklers being broken. Security company rarely responds and is never seen after 7pm and even if they do come by it’s only for a quick drive through and they leave. Update: due to lack of working cameras they can’t figure out who damaged the pool so another year of no pool that makes 3 years in a row now and Protective Force International the hired security company has been barely seen and when called they take their time answering and always sound half asleep and don’t show up Update: nothing has changed besides useless secretary who couldn’t answer questions or the phone is now the manager while gate is left WIDE OPEN STILL don’t even need a passcode. Here’s updated pictures of the property recycling bin was left full for 3 months before being changed entire property was left without lights at night for 88 days before they did anything now outside lights stay on at ALL times and tenants are being charged for it there’s pictures of included appliances from the 70s possibly older pool hasn’t opened since 2021 and only thing updated here is the office space mud everywhere from constant bursting pipes there’s literally a growing puddle in the middle and nothing is being done about it"
"This complex has been on a decline since being bought out and is no longer Maravilla. It used to be so quiet and peaceful. I honestly dont know if the adults or kids are worse. People yelling at all hours (please just break up already), kids running around screaming constantly (including the middle of the night), kids toys all over the complex, loud music all night long pounding through my walls. The neighbors' kids are constantly on my car and leaving food/trash/toys on my car. They always play on my stairs and throw their trash on my front porch. There is never any adult supervision for the kids in this complex. NOBODY picks up after their dog so there's flies everywhere and smells horrible but not surprising since they also can't figure out how to put their trash in the dumpster (and now all of us are being charged fines for it). The residents are completely destroying this place. The sense of community Maravilla had is long gone, and nobody seems to care about trashing their own home. Karina has been so nice and very responsive, but they need to figure out how to get a handle on what is going on. I'm sure Karina is doing her best, but I bet it's all overwhelming because every time I need the front office, poor Karina has someone new helping her. It never used to be like this, so there has to be a way to get us back to living in peace and cleanliness. For amenities... The pool is really pretty, but we don't have access to it (and haven't for years). There is a mini gym, but you can only access it during office hours. Gates are always open, so being advertised as a gated community is not accurate. On to the good! I absolutely love my apartment itself. It's spacious, washer/dryer, patio, huge closet, nice layout... it's perfect! Definitely a hidden gym and I hope to be here for many years, despite the current issues with disrespectful residents."
"I have been a resident of these apartments since 2019, and my journey here has been a mix of highs and lows, mainly lows. Initially, the experience was exceptional. The apartments themselves are spacious with a beautiful layout, inclusive of convenient amenities like in-unit washers and dryers. I would always say this place is a gem on the east side, especially considering the price. Over the years, however, I've witnessed a decline in the living standards here. Despite the rent consistently increasing, the quality of services, support, and maintenance has not kept pace. I have gone through three apartment transfers during my stay, because I do truly enjoy living in the apartment itself despite all the bad things, and each time has been marked by its own set of challenges. For instance, a move to a larger apartment resulted in a distressing situation were we were moved into an apartment infested with roaches, a situation so severe that I found it nearly unlivable. Repeated pleas for help to the management were met with indifference, and it took months of persistent pest control efforts to resolve. Another transfer was complicated by misinformation from the management, leading to unnecessary stress and upheaval. This is just the tip of the ice burg. I could write detailed pages about the awful things we have been through. The remodeling process under new ownership presented further challenges. We were pressured to move into a newly remodeled unit or face non-renewal of our lease, only to discover later that this was not mandatory and we could have stayed in the apartment we were in that we JUST got roach free. Lack of communication and management inconsistencies, leading to a frustrating back-and-forth with the office staff resulted in me actually reaching out to corporate for intervention, a step I wouldn't have taken if the situation hadn't been so poorly managed. Despite these challenges, there has been at least one positive aspects. The new office manager, Karina, has been a beacon of professionalism and kindness in a difficult environment. She manages her responsibilities with grace and deserves more recognition for her efforts. Financially, the costs associated with living here have become burdensome. For instance, a rent advertised at $1800 often ends up costing around $1900-2000 when all fees are included. Maintenance has been another area of concern, with requests frequently going unanswered/unresolved. On top of that, paying rent alone is even more fees. It will cost you 3.25% of your rent just to use your debit card. Security and community environment have also been areas of concern. Incidents involving vandalism and theft, including the theft of my vehicle from the parking lot TWICE, highlight inadequacies in the current security measures, like the non-functional cameras. Additionally, disturbances from other residents have been a recurring issue. I have been harassed by children, believe it or not, for a year because I wouldn't give them money after knocking on my door after 7pm at night. I have confronted the parents about their childrens behavior when they would call us names and throw rocks at our door and they did nothing. I completely understand kids are kids and like to play outside but there are kids outside screaming bloody murder all hours of the day and night. They bang on metal for hours and they leave their toys all over the complex like its their own backyard and no one seems to care. While the apartment itself is lovely, and I had hoped to stay for several more years, these ongoing issues make it difficult to fully enjoy living here. The lack of operational amenities like the pool, despite being a resident for almost five years, is disappointing. It has never been open one single time. Overall, while there are elements of this community that I appreciate, particularly the efforts of staff like Karina, the overall "upper management" that they blamed everything on and lack of empathy or real support has been a source of unbearable stress and disappointment."
