"Great location and super convenient! It’s close to the strip, airport, close shopping centers, anything and everything you need is nearby! I’ve lived here for 7 years and I have nothing to complain about. I want to give a shoutout to Mayra, the housing manager. "Currently dealing with moving out process and BOGUS DAMAGE CHARGES. I lived here between 2017-Sept 2023. I dealt with countless maintenance issues that were never fixed such as my fridge leaking and kept shutting off and after 5 maintenance visits, no one was ever in my apartment for more than 5 minutes. Never resolved. 3 vehicle break ins, 2 hit and runs on my car, 1 person breaking into my apartment by climbing up my balcony. Children throwing rocks at cars. I called the office over the breaks ins and hit n runs and all I got was sorry. Deal with it with to your insurance. Homeless people camping all over the streets and under my windows. Then pissing and starting fires right under my bedroom windows. When I informed the manager of all my issues, all I got was an offer to upgrade my apartment with $500. Which I declined. I gave my move out notice 8/15. My lease expired 9/31. I paid my full months rent for sept. I gave them the keys back 9/11 and told them the apartment is empty. I gave them my forwarding address. I patiently waited my security deposit back. Received an email 11/16 stating I’m being sent to collections for almost 700 and they kept my almost 400 deposit. I NEVER received a bill or notice or any type of itemized list for charges prior to this email. Illegal. I called them multiple times 11/16. No one could speak to me. Finally the manager answers 11/17. She sends me an email of the charges. Carpet and countertops. Let’s start with the counters. They used typical HOUSEHOLD wall paint over the laminate prior to me moving in. Any time you clean that’s not with just soap the paint smudges. If I put a hot cup or plate on the counter the paint would come up. They are trying to charge me for PAINT. Countertops were not functional to begin with. Over $200 for painting the countertops. Ridiculous. The carpet, the manager told me over the phone that “it was covered in pet pee stains”. Bogus. I have one cat 9 years old that never NOT used his litter box. There was a major roof leak overnight between 9/1-9/2 that I filed a report as soon as I noticed on the morning of 9/2. Red/orange water was flowing through the ceiling. Color must be from the clay tiles on the roof or rust. Not sure. It completely soaked the carpet. I lived there 5+ years. There is bound to be other stains. I asked for photos of the piss so it’s not confused with anything else and I have not received their proof. I have called multiple times 11/20 and today 11/21 and again no one is there to speak to me or provide photos. The manager told me Friday that they would have left the carpet for a new tenant if it wasn’t for the “piss”. I don’t think so. The carpet was SEVERELY stretched and had water damage. This is a clear obvious attempt to collect wear and tear damage or try to get money to redo the apartment. Same morning of 9/2 while trying to move I fell through the softened balcony after heavy rainstorms. I informed them of the balcony getting weaker and mushrooms growing from it not even a year prior and nothing was fixed. I could have filed a lawsuit if it was any serious. I did everything they asked of me. I spent 6-8 hours cleaning every inch of that apartment before I handed the keys back. I typed this up right after sending a certified mailed letter to dispute these charges. Will be hiring a lawyer if this is not resolved. Do not live here unless you’re desperate and be prepared to deal with bogus charges when you move out. They have illegal practices by never sending any bills, lock you out if the online portal. Send you a collections letter months later. Seems they thought I would ignore a collections letter. I never tried to get out of my lease. I did the full time. I always paid rent early and extra. I tried to keep my complaints limited and this is how they treat me moving out. Ridiculous."

"As I write this review, it is 11:48 P.M., and I cannot sleep because of noisy neighbors. If you want peace, quiet, and the ability to sleep for work, avoid Riverbend Village Apartments. I filed six noise complaints, called security two times, and phoned the LVMPD once. Even though I follow the correct routes, the property managers refuse to enforce the lease agreement, and the managers let everyone make a ruckus all night. Do not live at Riverbend Village Apartments; trust me, you will be sorry if you sign a lease. After you pay your rent, nobody cares about anything."
"It is a lot, but read it. "Bad business discourages repeat business." When I chose Riverbend apartments as my humble abode– my castle – it was good, cheap, and stable. Now, my castle has become my prison. The management is terrible and lazy, and the buildings are unkempt. The administration ignores maintenance repairs– they happen after months of requests and begging for help. My Neighbor's kitchen sink decimated my apartment– the problem took months to fix. If you prefer a junk apartment complex and incompetent managers- you may be my neighbor! Never live at Riverbend apartments. The washing machines never work and charge you a fortune to damage or let your clothes idle. My market rate rent analysis shows Riverbend Apartments overcharges their tenants. My first three years of rent increases: $85.00, $115.00, and $230.00. In addition, I have always been on time with my payments– they charge me more to stay as a tenant than a new tenant pays. I pay $1200.00, and a new tenant pays $1105.00. How is this fair? When I tried to negotiate the rent increase, the Advanced Management Group, the Leasing Agents, and the Regional Manager ignored my pleas for fairness. Please– I care about you and your hard-earned dollars– find a better place to live. Postscript update: do not fall for the owner reaching out-- it is the leasing agent. I tried to contact the "Corporate Office," and they ignored my pleas for fairness. Unless you want to live in a shack and distress, do not live at Riverbend Apartments. The Leasing Agent's bonus depends on how many lease renewals they complete within a month-- if the renewals are low, they hike up the amount of money, your rent increase, per lease to increase their bonus. Do not fall for the fake kindness: their character is terrible."
