"Love the floor plans but the traffic is no good. People breaking into abandoned apartments daily. A lot of thievery goes on here at people's residence while they are not there. There is only one security guard for the whole complex. Other then that nice floor plans, decent prices."
"You have the nerves to make the statement "The Height of Excellence," regarding your properties. Do you know what excellence mean? The quality of being outstanding or extremely good. You can not be either outstanding or extremely good, if your tenant are out any of the luxuries you promise for more than one or two days. Your tenants were out of hot water for 7 days, but you (Latitude Property Management) still wants the full amount of rent. You failed in your promises, and you failed to accommodate those that live on your premises. It was very inconvenient, but it’s obviously that you advertise one thing and do another. It's true, people in this time of the end will have "no natural affection. " It also (this ancient book) say the "wicked will be done away with, you will look for them and they will not be there.""
"No hot water for two weeks in October & it was off for a month from November to early-December. Hot water went off again in my building this past week & the leasing office responded to my request for restoration of hot water with a 7 day notice to pay rent or quit. The shower is connected entirely to the hot water, so when that’s off you can’t even turn the shower on to take a cold one. I often feel like I’m living in the Victorian era while living here since I have to boil water on my stove in order to bathe. You pay a $50/month CAM (common area maintenance) fee & the majority of the common areas have been closed since I moved in May of last year. All three pools have been closed, with the exception of the main office pool which was open for about 3 weeks. The saunas don’t work, and the leasing office has very limited hours so if you are a working adult you will never be able to use the amenities inside. Not to mention you can’t even do laundry because the machine to reload the laundry cards is inoperable, and the office’s solution was to search throughout the Las Vegas Valley to try and find a place with the same machine. “Controlled access” is the advertising motto here, but all three entry gates have been open since I moved in 9 months ago & the pedestrian gates have had their locks removed. Car break-ins and homeless rummaging through the dumpster & asking for money are very common occurrences here. Parking is assigned, but the office is almost useless in enforcing the assigned parking. They will direct you to call the tow company posted throughout the property, but said tow company has been given orders to only tow vehicles at the request of property management. Before moving here, I would think like a sound-minded adult with expectations that need to be met, and not a tourist who wants to live at a cheap price with close proximity to the Strip."
"Update: No water at all now. No hot and no cold water NOTHING! No hot water two days in a row so far and they say it will be fixed some time tomorrow. The plumbers who were out last week did a good job So what happened? Didn't pay them again and they came out and took their work back. No hot water for days at a time building's 1 thru 9. I am looking at the boiler as I type this and Noone is working on it!"
"I FEEL LIKE I'M HOMELESS LIVING HERE!!! You have to ask the office to take a hot shower because many units (including mine) are without hot water for weeks or months. The communal hot shower has a waiting list and is only available during work hours as the security guard that is supposed to let you in at night isn't actually there to unlock it for you leaving you with no shower when you get off work. As of writing this today on Thanksgiving day November 23, 2023 there has been no hot water in my apartment for 39 days and I pay my rent in full every single month plus the $285 utility fee! Why is there a mandate fee of almost $300 if there is no hot water?? This water is so cold your hands will actually go numb after washing dishes for just 10 minutes so you really can't do anything here that requires water except flushing your toilet. Here's the kicker, I pay a higher rent for a second bathroom so I have two showers and I can't use either one I pay for. I'm paying extra money for absolutely nothing and in the end I have to use the communal shower anyway. But the communal shower is closed on Holidays and this means I can't even take a shower on THANKSGIVING. And it's DAY 39. Again the people in the office say they can't help in any way but these same people sign leases and will lie to you because they make commission off of each lease signed and once you sign that contract you are stuck here like the rest of us. Not hot water club. Only at the Evoq ~ Update January 6th 2024: No hot water. It's dead winter and temperatures reach 32° at night. Management no longer offers a hot communal shower which leaves tenants to boil water on the stove to bathe."
