"(June 2023) Nice neighborhood but management not that great. We have been putting several requests to come fix our AC and shower diverter. It's been 3 weeks and we've been dealing with the June heat. We also paid for upgrades which is nice but the people who installed the upgraded didn't set up our ice maker in the fridge and our toilet paper holder fell off the wall. Jacuzzi/hottub doesn't work and the gate is always breaking. We had plumbing issues in our year here, where the kitchen sink is clogged and there is a pipe in the bathroom where floods the whole bathroom. Maintenance "fixed it", and it still flooded our bathroom. $1400 a month is not worth it. UPDATE. (11/18/23) they fixed the AC but left holes in the walls and never came back to patch it up. And they updated at their end that they did fix the shower diverter. I put another request right after to come fix the shower diverter. So I've been using a bowl to bathe for 5 months now. That Automatic Google Review Response back didn't do anything. (2/16/2024)This shower is still broken and this time they walk into my apartment without a 24 hour notice.. How scary is that! (2/22/24)They put an invoice that they fixed the shower and I immediately put another request. Shower has been broken since June of last year."
"Edit: After 3 months they have closed out all my service requests and not performed any work on the apartment. I have no heater and it is freezing cold in my house. I have been a tenant here for just over a week and it has been the absolute worst experience I have ever had with an apartment. I was originally scheduled to move in on the 10th but I was informed the apartment would not be ready on the signed for date and that they needed a few more days to complete the full remodel. I agreed to the revised move in date of the 14th and advised them I would need to hire movers now since I would not have any help so the place had to be ready. I was told that it would be ready as it was just the new appliances missing. On the 14th I arrived to get my keys and I was told the place was still not ready. I informed them that I had a moving company coming with my UBox rental and that they were already on their way. The moving company is required by Uhaul to unload the Ubox and return it that day. The office management team spent 30 minutes insisting they could not give me the keys and that they were unable to provide a location for my personal belonging to be stored. After the movers arrived and I had been standing there over 45 minutes they relented and said they could give me the keys after I signed all new paperwork. Upon moving in to the apartment I found over 50 different issues ranging from paint overspray on every surface and wall, broken closet rod, holes in ceiling from improperly installed fan, unusable towel rods, broken window in second bedroom, major damage on front door and a fridge that did not get cold. I reported these issues to the apartment complex on their damage report and included a document I created with over 40 pictures of the issues and requested the most critical problems to be resolved ASAP. Four days went by and no one contacted me to work on the issues. I then went on to their web portal and created service requests for the most important of these issues. I did not request the cosmetic items to be fixed, just the ones that impact my day to day living (fridge, closet, broken window). Later that day my dryer stopped working after only doing two loads of laundry since I moved in. I also created a service request for this and have heard nothing back. Earlier today my second closet rod ripped out of its improper mounting and I lost use of another closet. In addition to all of the problems I have experienced with move in I have also seen two roaches in the apartment. Dozens of roaches outside. Dog waste receptacles that are full and covered in flies. On my first morning here I also had grey water inside my master bathroom toilet from plumbing issues in the building. I truly hope they can fix my apartment as I signed a 13 month lease. Until them my advice is to read all the reviews before thinking of moving in here as they all are true."
"As a Property Manager and Realtor, I would NOT recommend this complex or anything own by this company. Lake Mead LLC, I cant post without choosing a rating or they would get NO stars. My brother received his final move out statement, after living in the unit for 12 months he was going to lose his entire $1400 deposit, and owe $800 on top. They didn't itemized his deposit deductions, so there was no explanation for the amount. It was absurd. Please people, request an itemized deposit list for your security deposit when you move out. They have 30 days to get you that in writing or your deposit returned. Don't let company's like this rob you out of your money. Photograph everything moving into a unit and keep records of all text and emails exchanged. If verbally communication then follow up with a email regarding your phone conversation. When I requested an itemized list explaining my brothers deposit deductions and a revised final statement, they owed him $600. Where did the $1400 + $800 balance go? No explanation. We're still pending a new revised statement, at this point my brother deserves his entire deposit back. Don't let management companies take advantage of you! It cost $100 to file a small claims suit, have all records showing your case, and no attorney needed. Max amount in small claims is $10,000. Don't be fooled. Know your rights!!!!"
"I love the place, everything is very nice and clean, the managers and maintenance guys are always very attentive and looking for a way to give a quick solution to any questions or concerns I have, the location is excellent I arrive very quickly anywhere in the city. Thank you villas 6300"
"I been living at 6300 villas for 1 and 2 months I already had 6 floods in my apartment my air conditioning went out again for the second time! I have brown and black mold growing in the baseboards and in my vinyl flooring! I suffer with asthma and have my 4 year old daughter and husband living with me! When I moved in everything was all damaged when they let us look at the apartment! They told me and my husband they would get someone to come and fix things before we moved in and they never fixed anything! I have pictures of everything that was wrong when I first moved in! I even have pictures of all the damages I have from when I had my floods and with the last 3 I recently just had! I’m very upset that they are not doing anything to help! I’m already calling the state and reporting this complex to them and if they try to evict us or make us pay for the damages I will be suing this company! They also had a home inspection for my building on march 16 and walked through my whole house and took pictures, but nothing was still done! So please don’t even move into this place or go anywhere that has greystar in charge of the complex!"
