"If I could give Collin’s off colter zero stars I would! Living here was the worst experience that I have ever had. I was a good tenant, never complained, paid rent on time, and never caused any problems. I lived in a studio apartment on the second level. It was a nice space for what my needs were for the year that I lived here, but the problems this place caused me was NOT worth it! They do make you aware when signing the lease that in the winter you only have heat and in the summer you only have AC. At the time I was okay with that, but once March hit (80 degrees during the day) and I still had only heat… it made it VERY hot in the apartment. I tried turning it off but nothing helps. Oh, and when the air is turned on end of April (90s-120 degrees) the air is always “being turned off for repairs” I had the alerts turned on for the complex, and it seemed to be daily that they were sending out the message that the air was having to be turned off. How is that even acceptable? Oh and water too! There was a long period of time that I did not have warm water. They kept assuring us that they were doing everything they could, but not having hot water was the most awful thing for the amount of money that is being paid. It would also be turned off often for repairs being done to it. The worst possible thing that could have happened was in the beginning of October I went on a two week vacation. I came home Monday night to a letter on my door saying that they had been trying to reach me and that a notice was posted on my door. They needed a spare key to my apartment to get in to do repairs. If they didn’t get the spare key by Tuesday, then they would be replacing my lock to get in. I had to leave for work Tuesday morning at 6:30am (before the office was open), and I also tried calling the emergency line as well as the office line to ask them to please not change my lock and that I was on a trip. I get home at 6pm after work to find that my lock was indeed changed. I had no key, no one was picking up from the emergency line, and no way to get in contact with anyone from the office. I had to go to a friends house to stay the night because I could not get into my own home! I also had to call out of work the next day because I had nothing to get ready for the day, and I had to take care of the situation. When I went into the office on Wednesday morning, the assistant office manager was understanding of my frustration but still never did anything for me. They gave me the new keys and also assured me that this would never happened again. Fast forward a couple weeks later, I get a call from someone in the leasing office telling me that they don’t have a spare key to my apartment and that they need me to bring one in. I asked why they didn’t have one as they just changed my lock on me and told me that this would never happen again! Later on I found out that the plumbers who were doing the repair to my apartment “lost” my spare key! This is UNACCEPTABLE! The feelings that I felt was that there is now my house key just floating around somewhere and no one knows where it is! How is this supposed to make me feel safe? After calling the assistant office manager again he did tell me that he would stay late until I could get there after work because I did request that they change my lock again so that I knew my keys were safe. He stayed late until I got to the office around 5:30pm. I appreciate them helping me, but what happened was completely inappropriate. They never took the blame on themselves and were quick to blame everyone else. I understand that mistakes are made, but please take ownership. There was always dog poop not being picked up, neighbors were loud and would leave stuff outside their door for weeks, peoples cars were being broken into, people would randomly knock on my door late at night for no reason, and the complex was always having issues. As a young woman, I did not feel safe here by myself sometimes and that is not ok! I got out of there as soon as I possibly could! DO NOT live here!"

I'm compelled to share the horror story of our four-month lease, a period marked by danger, negligence, and utter disdain for tenant well-being. Severe Water and Mold Hazards: The apartment was a breeding ground for hazards. The AC vent in our bedroom leaked incessantly, creating a perpetually soaked carpet - a breeding ground for mold. The ceiling wept water every time it rained, as if the building itself was lamenting its poor condition. Regular water shut-offs, often without notice, left us stranded without basic amenities. The water, when available, was lukewarm at best, turning arctic within minutes - a cruel joke for anyone hoping for a hot shower. Life-Threatening Electrical Issues: The electrical situation was a ticking time bomb. Outlets were practically jumping out of the walls, and using them was like playing Russian roulette - a surefire way to blow the breaker or worse. One night, an outlet burst into flames, nearly burning down our apartment. The response from management? A nonchalant shrug as if near-disasters were part of the package here. Black Mold Disaster and Management's Cold Shoulder: Our apartment was infested with black mold, an invisible menace that wreaked havoc on our health. Complaints were met with cold indifference. The mold problem escalated with the changing weather, turning our apartment into a toxic dungeon and forcing us to flee to a hotel for safety. Shoddy Construction and Maintenance: Every corner of the apartment screamed neglect. From a broken shower curtain holder to a laughably mislabeled main breaker, it was clear that maintenance was a foreign concept here. Cabinets and drawers seemed to have been assembled by someone who'd never seen a toolbox before. Financial Exploitation and Deception: The final insult came at move-out. After promises of a returned security deposit, we were instead slapped with additional, inexplicable charges. To add to the deceit, they conveniently locked us out of our resident portal, leaving us in the dark and unable to contest these charges. In summary, Collins off Colter is a masterclass in tenant exploitation and property mismanagement. It's a place where your health, safety, and financial well-being are constantly under threat. My advice? Steer clear of this disaster zone."
"Living at Collins off Colter has been an amazing experience for me. The community is not only nice and peaceful but also safe. Since I moved in, the complex has undergone significant improvements, and I have never faced any problems. The availability of plenty of parking spots, multiple laundry rooms, pools, and fitness center adds to the convenience of living here. The apartments are very spacious, and I loved my studio layout. Whenever I have had any maintenance issues, the maintenance team has responded relatively quickly. The management is very professional and easily accessible. Dino was extremely helpful during the move-in process. Although the building is older, it is still well-maintained, and you may expect occasional water or AC shut-offs. The complex is in a perfect location. It is located across the street from Target, CVS Pharmacy, Chick-fil-A, Starbucks, McDonald’s and Chipotle. It is also a short drive away from Camelback Colonnade, Biltmore Mall, 51 freeway, and Valley Metro Station, and just a 15-minute drive to Downtown Phoenix. I’d recommend living here."
"After apartment shopping in Phoenix for weeks, I was extremely impressed with everything that Collins had to offer. 5 sparkling swimming pools, barbeque areas, well-maintained grounds, beautifully renovated apartments, great location, professional and friendly staff and management, affordable prices (well below market value) and an overall positive vibe."
"The unit was not move in ready. The carpet was filthy. You’re welcome!! I had it professionally cleaned!! During a service call their maintenance employee went through my belongings underneath my kitchen sink and opened items as well. They never followed up with me regarding the incident. There were tenants on this property that were screaming, yelling, and fighting which I witnessed and complained about. There were helicopters and officers on the property several nights in a row responding to a disturbance with a different tenant. This is not a quiet property. Upon move out I left the entire apartment clean and they tried to charge me a cleaning fee for dust on the blinds due to their negligence. And milked my deposit because they are two months behind with their utility payments. How I left the unit looking in photos below but I only received 100 dollars of my 400 dollar deposit back. I do not recommend this place. If I could give zero stars I would. I left it looking a lot better than how I received the unit. Not worth 1200 for only 380 square feet. Added notes: This property runs on a chiller system. Some months you have to sleep with your front door open because the system is set to heat even though temps are 70 to 80 outside. And there is no way to switch the air on in each unit. I nearly suffocated during the month of April and May last year. Several employees I spoke to in the leasing office were well aware of all stated issues above. They seem so concerned in their reply to my review, but took zero attempts during the last two weeks of my lease which ended Oct 31 of this year. I even called corporate and didn’t receive a single response to my concerns. If you guys were so concerned you would have returned my entire deposit in exchange for a spotless unit. If you opt in for a refundable deposit just know they will charge you for two additional months of utilities after your lease has ended. Again my lease ended Oct. 31, 2022 and they sent me an invoice in the mail for utility payments for the month of November and December along with a $100 dollar check because they deducted said utility payments from my refundable deposit of $400."
