Portrait at Hance Park Apartments

"Portrait at Hance Park: Where Incompetence Reigns! They put us in a unit with a leaking window 10 months ago and still have not been able to fix it. We have not been offered a different unit and have not been compensated in any way for paying rent for a faulty unit for all of this time. Even with a new manager and entirely new maintenance team they cannot solve this or offer us anything for our trouble. I’m giving two stars because the location is great if you want to be downtown. Hope you like water though. Also, reeks of dog pee and poop around the entire building. Hallways reek of an awful cheap air freshener. Ahhh, luxury."

"I specifically chose to move here versus other complexes back in 2021 because it was the nicest in the area. I’ve now lived here for over 2 years, and am extremely disappointed at how much it’s gone downhill. First, it seems like things are always broken and not kept up with. The parking garage is supposed to be a secure garage, but the gates are almost always open. This leads to homeless people and other random people getting into the garage. There is often uncleaned messes from resident’s dogs in the hallways or on the stairs, and it seems that cleaning up after pets is never reinforced. Don’t even get me started on the maintenance team. When I first moved in, they were great at fixing whatever I needed in a timely manner. Recently, my smoke detector started beeping in the middle of the night and I tried calling the emergency maintenance number which was out of order. I would have fixed it myself but the ceilings in my unit are very tall and I would need a ladder. My dishwasher was broken for 3 weeks, and if it wouldn’t have been for me constantly pushing the management team to fix it, who knows when it would have been fixed. It still isn’t completely fixed as it was replaced with a dishwasher too short for the space, but I was just relieved to get a working dishwasher. There are so many small issues in this complex that can easily be fixed but the management seems to not care, and it leads to a lot of inconveniences for the residents. Living here is not cheap, which is why it is labeled a LUXURY apartment building — however there is absolutely nothing about this place that feels luxury anymore. I suggest getting new management and a new maintenance team if this building would like to get better reviews, happier residents, and residents who continue to renew their leases. There is so much competition with new apartment buildings popping up nearby that I would rather spend more money at a different place that keeps up with the maintenance of their building, keeps it clean and safe. The happiness of the current residents is what makes outsiders want to rent."

"*I am not a resident, just took tours We toured units with Samantha in late April 2023 while visiting from chicago. We had picked multiple “higher end” buildings & properties in the PHX metro area to tour, & when I say everything about Portrait @ Hance (including their staff) blew me away, I’m not kidding. Many other places we toured treated me like it was an inconvenience to give me a basic 5 min tour. They barely showed me much, couldn’t answer basic questions, & were really pushy about signing on something. Samantha was the total opposite. She is absolutely down to earth kind, so patient, & so personable. The day we took our tour I immediately submitted feedback to building management through their contact form on the website to applaud her because I was so impressed. She was incredibly flexible with us. Since we’re moving cross country (for the first time), it’s a big stressor trying to plan everything in advance, esp when most properties want a “sign on the line deal” immediately once you tour. Sam did not do this & we were so happy to work with her. She even shared she had also moved far to live in PHX & was able to relate to our worries, which put our minds at ease! She showed us all possible 2 bed units that we could see, somehow answered every relevant (& unrelevant) question I had, made sure to give us all the details we needed, & took her time touring us the property. Her character shines as she said hello & had conversations with every resident we encountered along the way. Plus, all the units are flawless, stunning, & the property is well kept & clean. We fell in love with the property, amenities, location, & competitive pricing. Samantha, however, made me want to move here even more than I already do as I can tell from my interactions with her & other staff members that they all have a common goal to ensure you’re comfortable, happy, & get what you need. I’ve followed up many times asking more questions & again, Samantha (& Trinity) have both been incredibly kind & helpful answering all my questions. This experience sold me & is 1000x experience better as a potential resident than any of the other ~10 competing properties I toured. I can’t wait to move here & am so grateful to Portraits staff! I cannot say enough good things."
