The Element on 5th

"Lived here for one year. The apartments themselves look decent but you can tell they tried to do everything as cheap as possible. The apartment was dirty when they handed the keys over to us. Mailboxes were broken for the first week I lived there meaning I couldn't receive mail to my new apartment. The company that runs it Zendoor does not pick up the phone or answer emails for weeks. You can't turn on the AC during the winter. Which doesn't sound bad except for some reason our apartment was 85 degrees with the windows open even when it was 60 outside. In December they seemed to be trying to sell the apartment. They told us there was an "inspection" happening, where maintenance, the buyers, and an inspector came in and out of our apartment as they pleased for an entire morning (and broke things during the inspection). Would be a decent apartment if Zendoor wasn't so sleazy."

"From the 10 stray cats, spraying everyone’s doors and pooping all over the complex, to the homeless people shooting up, breaking into cars, puking, pooping, all along the perimeter of the property, to the water being shut off for days at a time with warning only the day of, to the random 3rd party maintenance workers they hire who leave the place worse than they found it, to the 8 Airbnb units with randoms every weekend, partying, smoking, littering, and every time, please please find somewhere else to live. If you see this, you can find somewhere better. Don’t let the pictures or the 3rd party leasing agents fool you. It’s chaos here. At least it was relatively cheap when I moved in."

"Found out 5 units will be Air BNB. No credit checks, no background checks, new people every weekend. I didn’t know you can just sublet to anyone! My niece lives there and I am seriously concerned about her safety! As a former apartment manager This invites trouble and should NOT be allowed."

"Excellent location in Downtown Phoenix. Easy access to freeways which makes getting around very easy. Modern renovated units with washers and dryers inside the units. Staff and residents are respectful. I thoroughly enjoy living at Element on 5th Apartments."

"My biggest complain with this apartment complex is that due to us sharing an AC unit with the whole complex the AC doesn't blow cool air during the winter. We live in AZ where winter is let's face it non-existent. It's 80 degrees outside in February and my apartment is hot! This issue was brought to management; they told us to purchase a portable AC. I'd rather not use foul language in a review but c'mon! How dare you tell us to purchase a portable AC when this issue could easily be fixed on your end?! Management reached out yesterday (03-01-22) and informed us they won't allow the AC to blow cool air until the temperature consistently stays in the 80s. Quite ironic! Why not follow that protocol when switching the AC to heater? The temperature wasn't even consistently in the 60s when they made the transition. Please seek elsewhere! It's not worth it. We've had many sweaty nights due to this issue."
