"My rental property still hasn’t recovered from their mismanagement. I had a real estate agent stop by to do an assessment for sale and found out there was a dog(not permitted) Peeing all over and the place was a dirty disaster area. Assurances were made to make the property whole again but this fell short. In the end I was told they are really just there to collect my rent. Said goodbye to them more than a year ago and still paying out thousands to restore the damage They are very nice, answer their phones, and always collected the rent"

"Shelley Larsen the maintenance coordinator is by far the best I’ve ever worked with.. after moving in, we noticed there was quite a few things that needed attention, she made sure that absolutely everything was taken care of and in proper working order in a timely manner, as well as very professional and polite to converse with. With that being said, overall Utah first has been a great company to go through for your needs. Everyone there is very nice, and willing to help with what you need."

"I am attaching pictures I took upon moving out. They didn’t tell us that we were going to be living with the overbearing and high maintenance landlord before moving in. They took a small part of our deposit but we couldn’t understand why we were responsible for such charges. We asked for invoices and receipts but no response after monthly calls. (Picture attached) At our one year inspection they had us replace the refrigerator shelf bars that were previously cracked even though I explained that this model was known for its defective shelf bars before the inspection. The landlord had shut off the fridge completely and closed the doors when the place was empty. For some reason when the landlord had a complaint, they called us right away but when we called them it went straight to voicemail or they were always closed. They definitely work for the landlord and not the tenants who actually pay the rent and fees for their salaries."
