"It is a quaint little cozy place to live. With decent but older amenities. As per my experience living in other apartments I think the maintenance issues should be directly resolved through maintenance and not through the front office, because it slows down the time of getting issues resolved. I also think it is archaic to have to turn in a paper check every month I think the rent payment system should be automated and digitalized. It is my belief that doing those two things would modernize the complex more as well as relieve the front office staff’s workload. Overall our experience has been decent the 3 years we have lived here."

"This is a great place to live! It is a smoke free, quiet community. The apartments are older, but they are some of the most inexpensive apartments in the area. The apartments are clean and are very well maintained. There is a nice pool, playground for the kids, and a nice walkway on the west side of the apartments. Management keeps the complex very nice, and they are very fair. If you keep your apartment nice you will get your deposit back upon moving with a breakdown of what charges were taken out (they are transparent and fair, I have never had a place do that). I highly recommend these apartments for families of 3 or 4 people, families with children, medical students, or anybody else looking for a great priced, well maintained apartment."

"My husband and I lived here for about 18 months and had an overall pleasant experience. We were wary of negative reviews about the manager and I'll admit that she can come off as intimidating at first, but once you move in, she is extremely pleasant. She is very understanding and helped us get a "low income" rental rate, which made the already very reasonable rent much easier to pay. Pros: repairs are quickly attended to as soon as you put in a work order and the repair man is so sweet. A lot of people mentioned not getting their deposit back, but we got almost all of ours even after leaving behind a few stains we didn't have time to clean. If you follow the cleaning list and don't put a ton of holes in the place, it's not hard to get your money back. The grounds are quiet and peaceful and you can easily walk to shops and restaurants. We loved spending time outdoors by the river when family would visit or when we had our newborn son. Cons: The apartments have serious mold issues that you have to constantly be vigilant about or else it will build up. It felt like we were always bleaching and cleaning mold off the windowsills, showers, and toilets. We had no roach problems, but one time there was a termite infestation in our second bedroom. Management took care of it as soon as they could, but it was pretty gross for a while. They also got paint on one of our decorative pillows when completing the repair. Apartments could definitely use some major updates and repairs, but they're liveable."

"If you want reasonable, stable rent, a super manager and reliable apartment maintenance, check out Sunset Springs! I've lived here for 9 years because it's a great location, terrific floor plan (2 BR, 2 BA) and managed by a true professional who lives on the premises. Debra is always fair with her renters and works hard to assure everyone's safety. I certainly appreciate her high standards and common sense Renter's rules, the no smoking policy, and always, her respectful and considerate treatment! In reading other people's reviews, I believe the negative comments are from complainers who simply don't want to follow the rules, no matter what they are. I'm so glad these folks left so the rest of us can enjoy a peaceful, cared for, and friendly community. Come see for yourself! It's a great place to live."

"My wife and I have absolutely loved living here at Sunset Springs. The rates were very affordable, especially for the size and condition of the apartments. It has truly felt like home here and we are sad to leave. Debra is always on top of everything and has been prompt to respond to any questions or inquiries. The maintenance staff is also great. We had a few issues with minor leaks when we first moved in but everything was always resolved quickly. For the age of the apartments we have been impressed with the condition, these apartments have obviously been well maintained. We would definitely recommend this apartment complex to everyone!"
