"Our former management company for our HOA as I am a board President Although I am concerned about Martha and Troylene leaving I wish them well at colonial property management we have terminated terra West as our management company I would strongly tell any other association to think before engaging them as your management company quite unreliable bills not payed for over 3 months board meeting notices not mailed to the homeowner's even though we the board voted to have this done serious violation of NRS 116 the best thing terra West can do is get rid of William and Justin it's the blind leading the blind the most unprofessional individuals I have ever met and I have been on many boards for over 45 years and to hear oh my bad and complete B.S.and straight up lies it was so bad I was going to file a complaint with the State ombudsman due to numerous violations of NRS 116 and the harm they caused our association"

"If I could get away with giving Terra West ZERO STARS I would. They don't care about their properties. They hire a landscaping company who's turnover employee rate is not only ridiculously high but also who's landscaping maintenance is mediocre on a good day. If you call them with an issue, they won't follow through. In fact, they ignore it completely. We have surveillance footage of their landscapers throwing shovels at our vehicle, them not removing the pile of debris in front of our house and under our car (for a whole week) and we're told they'd take care of it the next day but didn't do anything until the foreman for the landscaping crew was hunted down at the end of the day to fix a sprinkler he broke, again, for the umpteenth time when they were mowing the grass. After they finally did the job they were originally hired to do, Terra West calls and leaves a message about how we are in the wrong for preventing them from performing their job and harassing their workers from completing theirs. We don't even bother reporting landscaping issues. We have someone else take care of it who actually has experience and knows what they're doing and when they repair something, it stays fixed and in working order. If Terra West manages the area your home is in, good luck. If you can rent or buy away from them, do so. You'll save yourself the headache and the funds."

"All I can say is “Good Luck” They have harassed me over several things that I have not done. I have been trying for 4 months just to get someone to fix my weather stripping around my door it has lowered the temp about 10 degrees in my living room. I have called them about 5 times and have NEVER heard back from them. If you can get away from this company, DO! I am looking to move mainly so I can get away from this dishonest company."
