"I currently live here in one of the new 4x4 units.The units are nice. But BEWARE of the following. When I signed the lease agreement, I was told by the apartment managers that the utility bill-consisting of electricity(ac,heat, lights, etc), water, and sewage- would come out to a total of $10. They also stated that tenants could also get a third party utility bill from the utility company they partnered with, Conservice. I went in thinking I’d only have to pay $10/month for all utilities. Not true at all. The average utility bill was $140/month. When I asked why the utility bill was listed as $10, they said it was meant for the trash valet. I just ate it cause there wasn’t much I could do. But I had to go back and talk to them again cause the utility bill kept going up from $140 to somewhere in between $180-$220. They told me it shouldn’t be that high and that they would be working on getting a refund since other tenants were going through the same issue. They never got back to me on the refund and when I asked about it, they said they couldn’t get it from Conservice. Again, I ate it and went about my business. However, the final straw was when they sent me an eviction notice today over not paying the latest utility bill. Now here’s the issue with this eviction notice. I got a roommate back in December and ever since then, that’s when I started to see the utility bill go up from $140 to $180-$220. However, the issue didn’t have anything to do with my roommate. When my roommate first moved in, I spoke to management about how the bill would work. They told me that it would be split between him and I. Now this is before I got my first bill with my new roommate. So I walked out out of the clubhouse thinking everything was good. At the end of the month, I get the bill and the charges were higher than $140 and came out to be somewhere in the $180’s. So I asked my roommate if he got a bill to which he said no. So I just ate it cause I figured his unit charges didn’t kick in yet. Now the second utility bill comes in (I’m talking about the second utility bill after my roommate moved in) and it was higher than $180. It came out to something in the $220’s. And that was just my bill. My roommate ended up getting charged a separate bill which wasn’t split between us either. At this point, I go to ask the property managers what’s going on. They told me not to worry about it and let the utility bill hit the resident portal which is where they would split the utility bill on their end. THEY NEVER DID THAT. The eviction notice isn’t the issue for me nor the bill. The bill will get paid. It’s the lack of transparency the managers have with there tenants. All they care about is filling vacant units. So to future tenants who are looking to live here, please know that these managers will not fight for you and they will tell you what you want to hear but do the complete opposite. I highly recommend looking elsewhere to rent cause this place is not it. I intend to move out of this place at the end of my lease."

"I know that there are some negative reviews regarding the situation that happened when they were first opening, however I have nothing but great things to say about this place. I’ve had 0 issues since new management came in and everything is completely new. I was nervous leasing here, but I know I made the right decision. Management has gone above and beyond with all my needs and met every single one of my requests. The staff is so warm and welcoming."
"My son, Zack was supposed to move in August, 2022. However, due to delays, he was never a tenant at Aspen Heights. They did arrange for him to live elsewhere and he wasn't supposed to be paying rent until his unit at Aspen Heights was ready. Fast forward, and he received a move-out statement showing that he would be getting a refund. However, we have been working (continuous emails and phone calls that are almost never answered) to try to get the $4,000 that he is owed from his deposit and erroneously charged rent. They are not very responsive to emails and almost never answer the phones. I'm sure the people working there are doing their best, but this is a corporate owned complex, and working through the bureaucracy and dealing with the below average customer service is beyond frustrating! I appreciate your reply, but it seems like it was cut and pasted since you included instructions to email you "at [email] so you can assist". We have emailed repeatedly and don't hear back."
"I want to preface this review by expressing that my concerns are not directed at the hardworking on-site staff who have made commendable efforts under challenging circumstances. My concerns lie with the corporate ownership and their chosen utility processor, who have continuously let down the community of Aspen Heights. The excitement of moving into Aspen Heights was tarnished by a series of delays and broken promises. We were initially promised an August 15th move-in date, only to be informed of postponements to October, then December, and finally February 3rd—a six-month delay in total. Despite a signed "Delay Addendum" stating rent would only be charged after move-in, we were billed for a full month's rent two days before our delayed move-in. All attempts to work with Aspen's corporate office were unsuccessful, with the repeated response being that "corporate is aware but will not be issuing refunds". Within 24 hours of moving in, the heater failed, struggling to keep the temperature above 60 degrees. Calls to the emergency number went unanswered, leaving us to endure two freezing nights before the heater was temporarily fixed. The build quality of the houses is glaringly poor, with cracking foundations, doors not fitting correctly, and loose floorboards. The kitchen sink is haphazardly held up with scrap wood, and the back yard is eroding as it's just mud. Construction debris was left everywhere, including Tyvek wrap in the trees and garbage in our air filter. The poorly tacked-down carpet's sharp edges poke through on every stair step. These signs of cheap and careless construction indicate a lack of investment in quality and durability. The utility bill is another area of concern. Despite an advertised “Pets live free” policy, there is a non-refundable pet fee of $500. Moreover, utility bills have been grossly inflated compared to city averages, with the utility processor selected by the corporate owners seemingly prioritizing profits over fair practice. It took hours of contacting both Aspen Heights and Conservice to sort out issues, only to encounter more problems when our account was closed months before move-out. Potential tenants should also be aware that the WiFi network is shared among all 800+ Aspen Heights units. This raises serious security concerns as all internet traffic is open to everyone on the network. Wireshark, a free program, can easily snoop on the completely open network. In terms of amenities, despite advertising the presence of a clubhouse, gym, study lounges, printer, hammock hooks, and walking paths, none of these were available during my residency, and there was no reduction in rent to compensate for these missing amenities. I share my experience at Aspen Heights not to berate the dedicated staff but to highlight the poor choices and mismanagement by the corporate owners. Potential tenants should sort Google reviews by 'new' to get an accurate depiction of recent experiences here. Aspen Heights could be a wonderful community if the corporate ownership would commit the necessary resources and demonstrate respect for their tenants, but I’m doubtful the cheaply built houses will survive long enough to see that day."
