Ozark South Apartments

"When I moved in in April of 2021- the management was WONDERFUL. My apartment was affordable, safe, fully refurbished, and any requests were answered immediately. Over the year and a half I lived there- they changed management a few times and each time, it became more and more unorganized. Fees that were included in my rent in my initial lease became additional charges added separately to my ledger (water/sewer), a leak in my upstairs neighbor's air conditioning unit caused a major leak that damaged my utility closet door (that was "ordered" but never replaced,) a water pressure concern in December led to the discovery of a leak and a busted pipe right outside of my bedroom window, and to repair this pipe they dug up the yard next to my apartment up and then left the rubble and dirt pile there for the remainder of my lease, I found bed bugs in my apartment after a neighbor moved out (they did, however, take care of that issue rather quickly,) and on and on it went. When I asked to terminate my lease 7 months early (with a 4 month notice) I expected that I would need to pay a termination fee and forfeit my deposit. What I didn't expect was complete disorganization on their part when it came to those fees. The fee somehow was added as a regular charge to my account so that each time I paid my rent, it showed as partial payment and I would accrue massive daily late fees. This happened multiple times. On one occasion I received a call on the 10th of the month notifying me that they were going to begin the eviction process because I hadn't paid my rent.... even though I HAD paid my rent... when it was due. They had obviously not even bothered to check the ledger to see the payment I had titled AUGUST RENT. Finally, upon move-out, my door lock changed at NOON instead of midnight as stated in my lease and I had to call the office when I arrived at 4pm to grab my last few items and do a courtesy clean so they could let me in to the building. The manager was kind, but had no idea about the utility closet doors that I had ordered...almost a year prior. Now there are upwards of $300 being charged to my move out ledger for a screen door (which wasn't even there upon move-in AND was noted by the manager at the time) and $100 for paint touch ups...I know I "forfeited" my deposit... but really? With the deposit I lost and the lease termination fee, I've paid over $2500 within the last month just to get out and somehow they need to charge more for drip pans and paint touch ups? The only saving grace for this company is that the management is not difficult to speak to, the women that I've spoken to are friendly and aren't rude like so many can be... but when fees, fees, and more fees are added to someone's ledger that always paid rent, always kept the apartment clean, and left it cleaner than 99% of tennants upon move out, this all feels like a slap in the face."

"When you GOOGLE "Southfork Terrace Apts" you will get Ozark South Apts instead. Two different management companies. While the buildings ALL look as if it is 1 complex.....it is not. It's is 2 separate companies. 3 buildings with "Ozark South Apts" , 1 independently owned & 4 buildings with "Southfork Terrace Apts". My review is regarding Southfork Terrace Apts. I moved here the end of May. We had a few issues, yes. And I can say ..the manager, Kylia is the sweetest person you could ever meet. Curtis is the nicest of maintenance supervisors. Everytime Rick had come by for maintenance...oh so funny & nice. My unit does need new carpet but I know that will not happen until we move out. The property is kept clean & well maintained. Probably will be here for a while. I love being in Ozark & love my neighborhood."

"Good news is y'all will let anyone live in these apartments. Bad news is that all my neighbors turned out to be crazy and the police were there atleast once a week to break up fights. If you have kids I would definitely recommend living somewhere else. As a young adult I felt so unsafe in those apartments. And management has completely gone downhill. Holly the manager never communicated with us and lied about several issues with our lease. Maintenence is hit and miss but there were also several times where they just unlocked our doors and came in without warning or notice! There is so much more that I could tell you on the subject. Moral of the story, ozark south apartments aren't worth your time or money."

"Honestly management is great. I have been here a year and I have had my share of maintenance needs. They always try to fix it as quick as possible. Maintenance could definitely use a little better communication when he needs more time but he is always quick about coming to check the issue. I wish there was more parking though. A lot of people have multiple cars and it would be nice to have a small strip of parking on the other side of the building. But I definitely think it's a great place. ESPECIALLY for the price!"

"I've lived here about 6 months. There are definitely some pros and cons. Positives include lack of bugs. I haven't seen one cockroach since we moved in and thats a blessing especially since out last place was overflowing with them. They put big bright lights in the parking lot recently and it honestly makes me feel more safe. Especially at night. I hear alot of nature out my window and not to many sirens. Neighbors are kinda loud but thats just APARTMENT livin'. Wood floors are nice and we are close to Wal-Mart, dollar store, Lowes, wendys and they are building a gas station super close by. Negatives. There are no side walks surrounding the APARTMENTS just a stretch of sidewalk infront of buildings. So going on walks kinda suck but its not really the complexes fault. They do HOWEVER allow large dogs here Which im completely fine with. Dog owners need housing too right? But there is DOG POOP EVERYWHERE. DOG OWNERS NEVER CLEAN UP AFTER THERE DOGS AND IT SUCKS my sons really cant run and play in the yard without stepping in dinosaur size poops. The grass is dead is the spots the dogs use most. There aren't any laundry rooms here but washer and dryer hook ups. Which if we were on the bottom floor would be fine but up stairs kinda blows. During the winter the electric bill is 150 ish but in the SUMMER ITS ALWAYS CLOSE TO 290/ 300!!! And lastly. When we moved in the previous owners had a cat that peed everywhere. The land lords refused to change the carpet and it still REAKS. Can't let clothes on the floor without absorbing the smell. Its horrid. Ive tried enzyme cleaners and everything. Nothing works on this stained carpet. It's such a hassle. And really frustrating that the carpet wasnt pulled before hand even when they knew of the problem."
