"My experience has been decent living in these apartments. Below is a pro and cons list. Pro's Great location - located in Mid-town KC...close to the plaza/downtown. Ubers are not hard to get, Planet fitness is walking distance, Museum is close, Park is close to get a morning walk in. late night food options are around. Overall a great location. Rent Price - I think the rent prices is affordable compared to other apartments in the area, the 2nd bedroom can act as a den which is nice. You get a decent size living apartment. Good for a college student or single person looking for a starter apartment. Con's Thin Walls - Walls are paper thin, staying in the city you will hear sirens all night, you will hear your neighbors snoring or even heard my neighbors passing gas that's how thin the walls are. If you get a bottom unit like me, you will most likely hear the upstairs neighbors stomping around. (which is the ultimate reason why I decided not renewing my lease) Airbnb units - A few of the units facing Emanuel Cleaver are Airbnbs (ran by asset management) (which is funny because I asked them if I can use my unit as a Airbnb they said no). The Airbnb resident normally take up all the parking spaces in the back leaving the real residents no where to park. Rodents - I personally have not had any issues in my unit with rodents but they do hang outside both apartment buildings. (facing Harrison st and Emanuel). There have been times I've seen rats by the door and mice. But depending on the building you pick, you have to be mindful of who your neighbors are because they will leave the front door open or the mailman will too. Which is how rodents get into the apartments. Crime - this is not the apartments fault at all but every once in while, cars will get broken into in the back parking lot. Packages will get stolen. Troost is literally a block over and you'll occasionally see homeless people in the back dumpster diving and hanging around. To me, plaza 36 needs to update their walls/infrastructure. If the area wasn't so noisy and walls were so thin I would have renewed my lease. great location, they cant control crime but they can control the walls being paper thin and rodents."
