"Ally and Ty are fair, kind, and empathetic. They have a lot of units, so they don't always have the time to fix everything right away, but if they promise you something they will do it, sometimes after a reminder or two. Likewise, when it comes to returning deposits they have always been transparent about costs and have been fair about disputing those costs and returning as much of the deposit as possible to you. My first year renting with them, I experienced a huge issue with water leaking. They were unable to repair the damages while I was living there, but helped make the space comfortable. They even reimbursed me for all costs, including furniture and carpet that was damaged during the flooding. It turns out the dishwasher broke and leaked under the floorboards and then would come up in random spots of the house. They repaired it and replaced flooring after we moved out for the next tenants. In all other properties, the space has been fair and livable. Previous tenants have left appliances in disrepair or broken walls, etc. OM Rentals has always fixed those damages and as quickly as they can. I feel very comfortable in my current apartment because they have gone out of the way to replace appliances and do repairs in a timely schedule. They're also respectful of your space and time and allow you to live without much monitoring or commotion. I always pay my rent on time, but I know they allow people to pay late if they need to, which is very kind and considerate. I like renting with them and have now been with them for 4 years. I recommend it, especially for grad students who want to live away from undergrads."
"Leak is still not fixed!!! My daughter is a junior this year and needed an apartment that was in our budget this year. The managers are lazy. The worst part is this so-called good neighborhood called CLEARBROOK is UNSAFE. Parents if you are reading this DO NOT LET YOUR CHILDREN LIVE HERE!!! I thought it was a good thing when they don't check your credit HA joke was on me. THEY RENT TO CRIMINALS, GANG MEMBERS, ETC! My husband came to visit this time tonight and took a video of some gang members that live next door my daughter. I knew something was up because the smell from their door smelled like like dope. We will find another place. It's UNSAFE!"
"House gets flooded every single time it rains. Mold is everywhere: kitchen, sink, bedrooms, bathrooms… And Yes, YOU DON’T GET YOUR DEPOSIT BACK. NEVER. The 1st time water got in the house, we called, and they came to help. They blamed the rain. It was too hot, and then rained really hard, flooding is something we couldn’t avoid. Fine. We accepted their explanation. It keeps getting flooded again and again. We called, and they didn’t show up. They let us deal with the damage by ourselves. We used everything we had to scoop the water out of the house. Believe me, it's an absolute nightmare. My house is on the top of the hill, and still gets flooded every time it rains. I checked with our neighbors living down hill, and they had the same problem, too (of course). We all moved out because mold is showing up everywhere inside the house. We pray for the next tenants. Hope you guys won’t get lung cancer. And YES. YOU DON’T GET YOUR DEPOSIT BACK. NEVER. EVER."
"Well now that I'm about to move I think I can give a good review. I stayed in a duplex unit in the Clearbrook neighborhood. I would recommend this neighborhood to others, particularly grad students who don't want roommates. Rent was $650 when I moved in in 2020. I think for new tenants its $750 now? But I still honestly think thats a good price, that includes water, sewage, waste, maintanence, kitchen appliances, in unit washer and dryer, cable, and pretty decent internet. Only thing you have to pay separately for is electricity, which is through NEMEPA. Staff was decently prompt with dealing with issues. When my key broke in the door, they were there within 10 minutes to let me in and changed the door lock right then. Appliance and ac repairs (which did happen but not often) took usually 1 to 3 days to fix. They aren't huge apartments but they were perfect for a single grad student and a cat. (Yes they do allow pets.) There were only a few downsides since I've lived here. Oxford is full of ants, and this is no exception. They're usually only a problem in the summer and if you spray around your windows and doors and the outside perimeter of your unit once summer starts, you'll generally be good until next year. It's a tight neighborhood so you get your two spots and not much else. There's no visitor parking section. But since I don't really have visitors that wasn't a problem. Also, the walls are thin. If your neighbor is loud, you'll know, and vice versa, so don't go crazy with parties. None of these things however would stop me from giving five stars. Will update when I see if I get my deposit back."
"My husband and I have lived at keystone since the fall. We have had a great and easy experience here. A quiet neighborhood with easy access to everything. We have two small children and it has been great for us. Would be great for older students or anyone looking for a quiet neighborhood. There’s no partying going on here. Everyone minds their own business. Maintenance guys are really nice. The office staff are very quick to send people to the house if there’s an issue. They had our air conditioning and oven replaced for us within two days when we had an issue, and even discounted our rent since we had to leave with our kids to stay at a hotel. I had to be induced on very short notice, and the manager came on her day off to provide me with several extra keys so my family could get in to watch our dogs. The only complaint I have is the water treatment plant in the back of the neighborhood (gross esp when it’s hot), and some people do not pick up after their dogs but most do. I wish there was a way for them to implement a dog clean up policy, but there’s just no way to monitor that in this neighborhood. We’re moving to a bigger home now, but all in all we have had a great time and would live here again if needed! Thank you for an easy going year!"
