"In my 10years of renting in Portland I have never come across a more distasteful property management group. Mainlander makes it clear they only prioritize their own self interests at the legal and personal expense of their tenants. They have NO SENSE of customer service and will dodge your calls, email, etc. They do not abide by their own rules. the last time i tried to leave an honest review they retaliated by posting my private affairs in comments and trying to blame me for their lack of follow through. save your time, money, and mental health and rent with someone else."

We have never known such excellent top-notch service from any other management professionals, and we've been doing this a long time. Maxx especially, can not be beat. I HIGHLY recommend using Mainlander for any real estate services. Nobody beats them (especially Maxx)."
"This company doesn't even deserve 1 star. I rented a property from them back in November 2022. After signing the lease and getting the keys, I walked in and realized how disgusting the apartment actually was. Broken and dirty blinds, holes in the wall, dents in the front door, washer and dryer were filthy, chipped paint on kitchen and bathroom cabinets and drawers, nasty drip pans on the stove, etc. All of these issues were noted on THEIR move in paperwork but weren't taken care of prior to me moving in. I put in several maintenance requests just to get the blinds replaced. I also realized within a few days that the furnace didn’t work properly. It didn’t heat the apartment and it was incredibly loud. The thermostat was also filthy just like everything else in that place. I wasn’t able to stay at that apartment because of how cold it was even though I had paid rent. I continuously put in requests about the furnace and each technician that came over said it was so old and in such bad shape that it needed to be replaced. But Mainlander refused to do so. They also won't respond to emails or answer phones so you will have to hound them to even attempt to get anything done. I was also told prior to moving in that the only utility I was responsible for was PGE, it was on the listing for the apartment and in the lease. As soon as I was locked into that lease I was told they didn't realize it prior to me renting the place, but that I needed to have NW Gas as well. I asked for some sort of compensation since this was their mistake but they said there was nothing that could be done. This is the most incompetent Property Management company l've ever dealt with. DO NOT RENT FROM THEM. I finally told them I wanted out of the lease and they said the only way that could happen was if I paid another months rent as a lease break fee. I refused and they kept my deposit even though I was not able to even live in the apartment due to their negligence. Seriously, run away from this joke of a property management company. *I originally posted this review at the beginning of this year but realized the sound on the furnace video wasn’t working anymore so I wanted to repost that and also reiterate that this property management company is horrible, so PLEASE PLEASE DO NOT RENT FROM THEM."

"Don’t rent any property from them. Most of the positive reviews are from the property owners. We rented their Summerview Dr property and since we moved in, it was some issues with appliances which they stayed the same until we moved-out. Dish machine was the cheapest model in the market and never washed dishes properly. Oven igniter ran all the time for no reason while cooking, water leaked in the backyard which I had to fix by myself, low water pressure for 6 months and I had to send them city of Tigard’s inspector letter to convince them water pressure is low(it was half of the normal house water pressure). For 2 months we couldn’t use the garage. They didn’t give us the remote and garage code. In 3rd week of December a tree fell down to the house and broke a 5’x5’ window. As usual, nobody answered the phone. I emailed them and they sent nonprofessional vendor after 5 hours to cover it with plastic/ plywood and they left it like that for 2 months. No response to my VMs and calls. I had to email them more 20 times and the only response was we are working on it!!! After a month ignoring me, I found a vendor by myself. It took me only 15 minutes to find 3 vendors from Google and 2 of them sent their crew to provide me a quote a day after. Mainlander asked me to don’t fix the window by myself and they will contact the vendor I found. It took them another month to contact the vendor and fixed the window in February finally. They are unprofessional, unresponsive, and they only care about the landlords. Office doesn’t answer the phone 99% of the time. If they do, either a rude man answers the phone and he would not willing to help or transfer you to the right person or your call goes to the voice mail and they won’t call you back. Email communication is weak and they won’t response until they really have too. Don’t be surprise if they don’t renew your lease after first year. After all these dramas, they told me the owner doesn’t want to renew your lease and asked me to evacuate the house. Now they have the house on the market again for rent!!!"
