"I've been living in a 2 bedroom apartment here for close to 6 months. For an older complex, the apartment is in great shape. The living room floors were updated just before I moved in and the kitchen appliances are probably no older than 5 years. The pool has been closely monitored and well maintained by the property manager throughout the summer. The grounds are well landscaped and clean. Location: Located right on the Ruth Boscom bike path, this complex is in walking distance to Valley River Center mall, Skinner Butte park, and more importantly, just a quarter mile walk to the popular Whiteaker District where you can visit Ninkasi, Hop Valley, and Oakshire brewery. Being on the bike path does allow easy access for transients to pass through, but I've never experienced a problem. Just be smart, lock your doors/windows and you'll be fine. There was an issue with mail theft and damages to the old mail boxes. But, the company did the right thing and replaced them with proper and secure mailboxes. Cost: Very reasonable for the space that you get, age of the complex, and the location. The property manager is great. She's very friendly,and happens to live on site, which saved my butt when I locked myself out one evening. Overall, I recommend this complex to anyone looking for a cost effective, clean, conveniently located apartment."
"This is about the company Oy Vavoy that took ownership of my apartment complex River's Edge Townhomes in 2012. I had been a resident there since 2008 and this had always been a great place until Oy Vavoy (their name is accurate b/c living under them you will say OY VAY!). First, they let the grounds go. Before Oy Vavoy, we had gardeners and landscapers coming twice a week to care for the beautiful grounds, including many thriving rose bushes. After Oy Vavoy it was pared down to occasional grass clipping and maybe some noisy leaf blowing. We had a nice pool and hot tub with chairs all around the deck. The old managers put them away every winter, but Ov Vavoy? NOPE left them out to mildew and break in the wet winds for the entire winter. Gee I wonder why so many were broken... Oh and speaking of broken, how about your house getting broken into and NO ONE from the office even answering an emergency line. Good thing they have an emergency number...but the real issue is that they will essentially steal your deposit. My roommate and I asked the manager specifically what to clean and we went above and beyond this cleaning. The townhouse was spotless, especially in light of the condition it was in upon my moving in, which by Oregon law is what the landlord must honor. They are legally prohibited from changing the requirements midstream, so to speak. They kept $131.25 of our deposit because they claimed the cleaners had to pull out the fridge and washer and dryer to clean. Uh what? Remember how I asked the manager what to clean? No mention of pulling out those things. Not to mention that I had switched units in that same complex and had not pulled anything out to clean and received full deposit back. And really $131.25 to vacuum a tiny area like that? Hmm guess I should go into the cleaning business. But that is NOTHING until you deal with their office staff who has given me the run around since November 2012. Whoever you speak with will take a message and then nothing. I asked to have a copy of the rental agreement emailed to me, this has still never happened. It is now almost February 2013. The owner himself informed me that they would be making an adjustment and sending a check. Well guess the mail is SUPER slow because a month later and still nothing. DO NOT RENT FROM OY VAVOY. They own several properties around Eugene and beyond. Check who owns your place unless you want to deal with unscrupulous liars and lose your deposit."
