"I have paid rent on time and never had a problem until they decided to use two jackhammers under my apartment, while they moved out the rest of the neighbors and paid to have them moved, they are just harrassing us to get us to leave, they file false violations notices, and took our assigned parking spot for their contractors. The rent is too high, the apartments are full of black mold, they have mice in the crawl space above the apartments, Thee property manager is rude and commits illegal acts against tenents who bring up issues to start the eviction process on them rather then to do her job. Maintance is a joke. Umbrella Properties in general is the poster child for a slumlord, but West Hills Village is the ghetto of Eugene. You are not safe. I implore you to find any other place to live if you can, and not get fooled with that free month of rent, it is a trap. Once they have your deposit and you have the key, the nightmare begins!"
"Worst Village Ever? It was pretty bad when I lived there and I understand Umbrella can only do so much with sub-par construction but now... my former roomies have had to put up with over a WEEK of jackhammering (most foundation work just shouldn't take so long). They are terribly sleep deprived and NOTHING has been done to help them. I mean a few days in a motel wouldn't break the bank!"
"worse place to live, lots of homeless campers for days, drug dealers, users, theft of property and manager Laila allows them to continue to misuse the complex. Not a place for people of color. Lots of liars that will turn you in, report falsehoods, cop callers and the kids will cuss you out and throw things at your person mess with you vehicles e. g. fuel boxes with sticks, dirt and foreign objects. Place is small and maintance personnel will file false reports to get you thrown out or will call the police on you for no reson. Manage/ Laila Waterman, will write up dillusional one person eye-witness accounts then have maintance allege they seen you do whatever. Worse place ever. Pets can s***t everywhere and homeless can leave trash all over the place including used needles, clothes, and sleeping on stairs, begging for $$, knocking on your door all hours day and night."
"I would advise any potential tenants to look elsewhere. The units are hideous: splotchy brown shag carpet, popcorn ceilings, cinder block walls thin enough to hear everything from the next unit over. Ants and fleas, neighbors cuss at each other and blast music, there's garbage everywhere, our deliveries have been stolen from our doorstep. West Hills is an unpleasant place to live, which would be somewhat forgivable if it were cheaper, but it's got the same rent as much nicer, better located apartments."
"The property manager, Joshua, is great and extremely understanding! The price of rent is ridiculous. 850 for a 2 bed 1 bath when there's another complex in Springfield by Umbrella Properties, that has 200 more square feet for 100$ less. We pay 795+50 w/s/g fee and the size of the place is seriously a joke. Lots of rude neighbors as well, have only had one that was welcoming and friendly during our time here. The price for rent is also supposed to go up by the end of the year, by then we will have left this complex since financially that is a joke. Don't recommend moving here unless it's your only option, maintenance also takes their time fixing any of your stuff and apartments aren't really "move in ready". Proceed with caution."
