The Arbors at Edgewood 10304 20th Street East, Edgewood, WA 98372

"I waited to write this review because I generally like to give grace and the benefit of the doubt and quite frankly I hate reviews like this, so I hope this gives you an idea of how passionately i would like to speak to the issues here. My family lived here starting in Oct 2021, a lady named Rose (I believe) helped us with the lease. From the very beginning of our residency the living conditions were wildly problematic. We had Catalytic converters go missing in both vehicles, my work vehicle got broken into and all tools were taken ($5000 roughly). All within 2 months. And on one occasion my van was broken into so someone could just chill and smoke in. All reported to police and management, but that wasn't the worst or what got us to break the lease. The neighbor below us developed a habit of banging on his ceiling/our floor..... aggressively. Like when we just decided to get up and get something from the kitchen. We even taught our kids to slide there feet with socks on and still he pounded . It was obvious the sound barrier between floors was non-existent. When this became a habit I could no longer bare I went to management asking for them to move us, yet they would not. Twice I asked... this same management company within the same time frame took the time to write a letter to all tenants threatening a 100 dollar increase for all residents due to the fact that a couple dog owners were not picking up there dogs poop in the grass areas, rather than solve like a safety issue between two tenants. So after my work truck was broken into a second time and months of dealing with Mr bang on the floor/ceiling aggressively almost everyday for upwards of 10 minutes because we would walk to our bathroom. Mind you at this point my kids had become anxious just being in the apartment we couldnt even relax for a second. Felt like as soon as they moved the pounding would begin. Then we decided to break lease. Like this was no longer a living arrangement, it was a prison and management DID NOT keep the peace nor did they manage any solutions for us to feel safe. We left in early April 2022 , but paid the entire month of April and forfeited our deposits. Personally i know what a lease agreement is, I get it, but i thought that was a fair exchange.I would describe my final conversation in April with the Arbors management like speaking to a humanless robot. Still because we broke lease we owed like 5k, which now is in collections and now I am harrased by some iq data agency out of Bothell which is a different nightmare. Cool place to live? .... no! So now you have your full review Arbors I really didn't want to be that Guy, but renter beware, budget or not there are waaaaaay better places to rent from. If anything you owe us money Arbors, maybe your reading this saying "ahh this wont happen to me" I urge you to not sign a lease with this company."

"As someone who did apartment maintenance for 10 years, I can say the units themselves are very nice and well kept. However, that is where the good stops at The Arbors. The maintenance folks themselves, atleast the two I have come across, were both rude, one blasting music from the golf cart while he's painting for hours outside, other pretended to not speak English, when I've heard him speaking it before. The lady who moved us in was really sweet and helpful, now the office staff is basically non existent. When they are there, about 80% of them have been rude or incompetent and often blame things on their coworkers, or make random excuses and lies. Unsurprising the office staff changes constantly, seems people only last a month or two before quitting. Rent is outrageous, ridiculous extra charges that aren't explained prior aswell. Rent payment app works half the time, and there is no rent drop box. Having no one in the office on the regular makes it very hard to do a simple task like pay rent. Car break ins are a weekly occurrence, especially in warmer months it's almost nightly. I had my garage broken into mid day and all of my tools stolen the first week I moved in. No cameras anywhere except the office, and no security. I witness a cash/baggy exchange outside my window every Friday. Lastly, while not really the properties fault, but you should be warned, there is about 20 kids that hang around the basketball court, smoke, and scream profanities and racial slurs until sometimes midnight."

"It’s been great living at The Arbors, we love our new apartment! JR is beyond friendly and helpful, even when I was having a bad day and sent a less than nice email about a miscommunication :p He was so quick to explain and help! Moving-in was a breeze, everything completed online made it incredibly easy and fast. So far no issues. Yes, there is still construction going on but they keep constant communication with residents about what’s going on. Thanks!!"

"I and my wife stayed at Arbors at Edgewood for a year and it is a great place to stay. Its a brand new apartment and I was lucky to be among the first set of people to move in after it opened. Its located at a very convenient place and the apartments are also well built, spacious and secure. The staff there is amazing and I have known them from the time they started. J.R., Shelby and Sherilyn always make you feel welcome. My favorite was Mr. Jonathan Rosario (JR) and he has always been helpful. Right from getting my lease done to helping us out with any service requests and any other things in the apartment. JR has always kept the standards high and has always been very helpful. I will recommend staying in this apartment. Its a great community."

"We moved into The Arbors last fall. From the beginning of our search in late spring the staff has been extremely helpful. J.R. had gone out of his way keeping us informed with updates on the building process and apartment availability through move in. Since our move in we've enjoyed living at The Arbors and appreciate the efforts of the staff to keep us up to date. J.R. and Shelby have been so nice to work if we have questions and actually some of the nicest apartment leasing professionals we've ever come across. We will definitely be renewing our lease not only for the apartment but for the wonderful staff as well."
