"Overlander apartments formally known as Capitol Heights has gone through a world of changes, of course things are not perfect but I see the efforts from both the manager with hiring a new assistant, and with maintenance getting an additional body as well. All of my interactions are pleasant. I’m hoping with all of the adjustments that we continue to see the improvements and continue to build rapport with the team. We truly love it here and love being apart of and seeing the change!"
"Apologies in advance for the lengthy review. It's taken a lot for me to get to this point though. I don't leave bad reviews lightly, especially for the place I live since there's always the possibility of retaliation. But this needs to be said. This used to be a very nice place to live. I'll have been here for 10 years in November. Since Greystar Management took over a couple of years ago, the quality has gone way downhill. For example, my mailbox lock and at least 2-3 others were forced open sometime early last weekend and mail was stolen. I submitted a work order to get the locks fixed when I discovered it on Saturday, March 2, and it's now Sunday, March 10, and it's still not fixed and there has been no word from anyone. I put a hold on my mail, but the other boxes were full of mail with the doors flapping open all week. That's a pretty major lack of care for your residents to walk by that all week and: 1. Not reach out to the residents whose boxes are broken so they can grab their mail, and 2. Not fix it within a full week. I was in property management for years (I worked here for a few years as well) and they could have had locks here by Tuesday if they had ordered them on Monday when they saw my work order. They should have had a few locks on hand anyway, for situations like this. It's the weekend and they're gone until Monday, so it won't be fixed until at least then, but I'm not holding my breath. You can feel the lack of care here since Greystar took over. It's impossible to reach the office, and the grounds are pretty sloppy these days. They're also renovating into "luxury" apartments, which means faux hardwood floors instead of carpet. I NEVER heard my many upstairs neighbors in all the time I've lived here. I used to feel like I lived on my little island, it was so peaceful and quiet. But since they renovated and a new person above me moved in, the noise is hellish. It sounds like he's up there stomping around in concrete shoes/dropping kettlebells/giving tumbling lessons, and his smallish dogs running around sound like a thundering herd of gazelles. Back to the original reason for my review though. In June of 2023, I got a notice from the office that my renter's insurance was expiring. I sent my updated policy papers to the office via email immediately, and then again no less than SIX times in the next few months when it was never updated. One time I got a response from the manager Kimber that said "received." But it was never updated in the system, and I have been charged a $15 "building loss protection fee" monthly since July. Since then I've called, submitted a message through the resident portal, printed my insurance and slipped it under the office door after hours, and when all of that STILL didn't work, I left work early on December 19th to go to the office in person, but it was closed early at 4pm, and they're not open on weekends. At this point, this is the only way I know of to get the attention of the office/Greystar, because I am done spending my free time trying to resolve this. I also think it's important to inform potential/current residents. I know I can't be the only one being charged an erroneous fee, so if any residents are reading this, make sure you check your rent charges every single month. The office sent me a notice last month and again yesterday saying I owe them $120 for "water/sewer/garbage" charges, which I do not; it's the fees from my "lapsed insurance policy" that never lapsed. Greystar: you need to do a property-wide audit to see who else has been improperly charged because you are likely stealing your resident's hard-earned money. There are many people who don't look at their itemized bill each month and will just pay whatever the number on the portal is because they assume the manager is being a good steward. No need for a reply about how you care about the residents and their experience. I will submit my insurance policy one more time through the portal after I post this review. Please just update my insurance policy and reverse the $120 in fees on my account."
"The apartment manager is so kind, she seems like more of a friend than a manager. This is an amazing place to live, with your management AND maintenance listening to your every need? I mean that is a necessity hard to find in this area! I wish I found this place sooner, it is amazing!"
"Five stars is not enough to show how happy I am with Capitol Heights, especially in regards to the manager, Kimber. I originally was interested in Capitol Heights because it was close to work, but that is not why I ultimately chose to live here. The staff made me feel at home. Kimber has always been a great help and you'll be in great hands if you work with her."
"Perfect location, quiet, clean complex. We have really enjoyed living at Capitol Heights. It's literally minutes from everywhere I need to go. The office manager and grounds keepers are friendly and promptly reply to any question or need. All repairs are completed quickly and completely. This year alone the buildings have been power washed, car port roofs cleaned off, chimney & dryer vents cleaned, outside doors painted. Feels good to be living in a place that is well maintained."
