"DO NOT LIVE IN 841 W 23 St!! From 2023 August to now (mid March), we went through: 1. THREE weeks no hot water in winter 2. TWO weeks no gas 3. TWO weeks with broken washing machine 4. They can bring guest whenever they want for the room tour. You have no right to say no or even just reschedule the time. 5. We rekeyed our front door and gave them a backup key. They seems to lost that. Then they want to enter our unit when we are not at home, they just directly change our locker WITHOUT NOTICING US! We went back home at 10 pm that day, only to find we cannot open our own unit. What's worse, they have NO EMERGENCY NUMBER. We cannot contact anybody and has to find a hotel. 7. Be careful of the residence legacy. We moved in with a dirty bathtub. Now they asked us to reglaze ot again or otherwise they will charge us $ 700 dollars to reglaze it. 8. The property manager is unresponsive. It's highly possible they won't reply your email. You need to go their office in person. 9. Since November, there is consistent construction outside the building. They are extremely loud. At first the manager said it should be finished in December, but now is March, they still wake me up at 8am every morning. I don't know when it can be ended."
"841 W 23rd St 1. stove broken for ONE MONTH before they finally replaced it. 2. no hot water for MORE THAN A WEEK. 3. neighbor accidentally entered my apartment WITH HIS KEY. 4. for some reason they are replacing perfectly fine outer wall with trashy rotton-looking and moldy-looking wooden strips that need to be hammered down. hammering starts at 8 AM, EXTREMELY loud, impossible to sleep for anyone. initially said would finish by the end of December, but now it's end of January and it's still on going."
"My experience with Stuho was terrible since move-in day. I lived in a studio at 2633 Ellendale and they initially gave me a building key that did not work and took about a month to get me a new key. When my parking gate remote stopped working, it took them months to even figure out the issue and give me a new battery when they could've just done a battery replacement or gave me a new remote from the first time I brought up the issue. When I moved in, there were still urine stains on the walls next to the toilet and the microwave was DISGUSTING. Why would you charge cleaning fees from our deposit if you're not going to actually clean? Not to mention there were cockroaches as well. My bike also got stolen because the front gate is never locked. I noticed another resident's bike also got stolen a week after mine and the thief literally cut off the rusty bike rack that Stuho never replaces. They also let people in for tours without your permission even if you say no. I've sent in multiple complaints about these issues and half the time I don't even get a response."
"Terrible property management. The employees themselves tend to be nice people, but as a company they are truly poor. I lived at 3416 Walton, and on several occasions of items not being fixed on time, no responses after numerous emails/calls until we went in person, and more. When we moved in, the walls were not painted although they said they would be, the parking gate has been broken the entire year (they have tried to fix it several times), and we also had to copy our own keys for the doors because they gave us a bunch of keys that did not work. The clickers for the garage gate also did not work when first given to us. Despite the parking gate being open and allowing people to walk to our backdoors, they gave no refunds or price cuts for parking. Furthermore, we had some chairs stolen from our backyard (since our gate is broken) and when we went to them hoping for some sort of compensation or condolences, they essentially did not care nor take any action to prevent a repeat occurrence. Additionally, be aware that they use the two months of security deposits that are applied to your last two months of rent. My roommate had autopay on, and when he requested a refund since he forgot the security deposit was going to cover the rent of June, they initially told him they would not refund him. Only after several calls and showing up in person did they finally agree to grant a refund. They know that their properties are in high demand and will always fill due to location, thus the units themselves were outdated and had many issues. Also can't forget about the time where they gave a tour to future tenants, and left our back door open until we returned- of course with the garage gate still broken, basically facilitating a robbery. If you plan on signing with StuHo, good luck!"
"Lived with this company for 1 and 1/2 years. Originally living in Element - had a great experience, so signed again for another year in one of their new buildings. Their new management was not as great - the apartment building was not built and for months continually misadvertised to when it will be ready for move-in. Our August move-in date was pushed back to January, with 4 different push back dates and unreceptive management. They also didn't cover all lease issues- such as a promise of equal amenities (we only received a food stipend, and laundry was never addressed, construction of the pool, etc.) Then, as we were moving out, they threw on $500+ of fees that should have been added to our accounts monthly. Essentially - they have poor communication and horrible support for needs. I've emailed and requested to speak to my property manager and just didn't hear back for weeks, multiple times, unless it came to them collecting my money. Living anywhere else is probably a better option."
