"The dirtiest apartment in Risida, even the managers of the Iranians don't know how to speak English, they make fun of them and give the apartments to a bunch of addicts and drug dealers. I'm ashamed to say that the owner of this building is Iranian, and Kilimi is really ashamed."

"Thank you for the wonderfully funny response. Put in another ticket and it was read but no one ever came by. Mail is broken into and stolen all the time. Packages are stolen all the time. They use to keep packages inside the office but they randomly stopped that for no reason. They think reading the ticket then marking them as done is the way things get fixed. I have lived here for 13+ years. The management will not get back to you unless you show them visible mold or a puddle of water. I have never had a working heater. They have refused to change my carpets or repaint the place since I moved in. We had to buy air conditioners because ours broke years ago and they still refuse to repair it. Do not move here unless you want to go to court with a manager. Take pictures of everything! Our back doors are never fixed and are wide open for homeless to walk right in. The back gate is broken 3 of the 4 weeks monthly for the past 6+ years. We also have axle breaking pot holes in the parking area even though they charge 60 to 75 per parking space monthly. Also avalon 5 is the management company name they gave me. Make sure to leave them a horrible review as well. I've had a open portal ticket for months. I highly doubt any one has opened it yet. Most of the outside workers and all office workers did not wear masks during the whole covid pandemic. I have not seen a security guard that works here in recent times. We also do not have any type of management on site after 5pm. If a alarm goes off it will go off until 8am the next morning or longer. They have recently made us start paying for their electricity the maintenance workers use. When the maintenance workers redo apartments they leave the lights on after they are done working on the apartment they are about to rerent. One near me has been on for about 2 weeks after they were done. Yay for wasting electricity we have to pay for. I have plenty of pictures that are time stamped. They feel they have the right to kill feral cats around here but they dont do anything about the roaches or rats. They covered up a beehive near the trash cans after california put them on the endangered species list. Again take pictures of everything!"

"They stole my security deposit. Paid 500 dollars pet deposit and they swiped that from record and never paid it back. They Hang up whenever you try to bring up an issue. One of the worst buildings in LA. Cockroaches, homeless people sleeping in stairwells stealing packaged because gate was left open for 8 months during covid. Construction near bedroom windom from 7 to 5 constsantly and when you complain about parking being blocked no one answers. They still owe me my pet deposit. Feel free to email me for where to send a check of the one months extra rent that I paid and pet deposit you guys stole. Knock on any door when you visit and they will tell you about the horrors supported and caused by the manager Adrianna. Scam with no maintenence. Stay away from building"

"Apartment looks nice on the inside of unit but that is far from the case for living. I’ve lived at 6130 building and there were roaches, nasty tenants, and homeless people sleeping in the hallways. Tenants there are nasty and leave trash and food all over community… which then attracts the roaches… we’ve done two treatments on our unit and roaches were still there. There was a roof leak which caused mold when it rained.. I reported it twice to the landlord and no one ever did anything about it which caused me and my new born to get sick. And now I am taking legal actions. This place is not a place to live if you want to live comfortably."

"they charge us evermonth for diffrent resone and if you call them they said they call you back and they never do. and homeless people or someone opened the PO box and stole all envelopes and my paycheck was in I said please check the camera because I have to find and pay my rent and they said this is your problem, not us. and now they send us more bills and utilities I call the office and they said they call me but still waiting. and Im a student but this is how they give me service . charge extera and no tenant care"
