"An absolute handful to deal with. The management doesn't seem to communicate with each other, so any issues we had that couldn't immediately be resolved, we had to explain again and again as no one kept track of issues/complaints. Even moving out was a hassle. We had email traffic about our move out date at the end of our lease, but when we went in person to sign the papers I had to bring it up on my phone to prove I had sent the 30 days notice, because they weren't tracking it. You WILL NOT be able to utilize your lease fully, as they want the final inspection and hand over of keys prior to your lease expiration. It's a waste of a wonderful location to be handled by the management that only seems to want to skim whatever extra money they can."
"Overall I had a very pleasant experience living at The Missions and would recommend it to anyone looking for a conveniently located community. I lived at The Missions for 4 years and experienced both the previous and current property management groups. Personally, I had no notable issues with either. The maintenance team is very prompt and Robert, specifically, was super friendly & helpful. The cleaning crew is constantly at work wiping down hand railings and making sure things stay tidy throughout the buildings and amenities. The amenities were well kept - the gym is small but offers most everything you could want. A couple things to note prior to moving in — (1) the guest parking is very limited and monitored by a 3rd party. This is true for most complexes in Mission Valley, but if you plan on having lots of visitors (or multiple at any time) it can get annoying. (2) the complex is dual operated meaning there are some units that are owned & have an HOA. The only time I saw this to be a little frustrating was when the mail room was broken into & it needed HOA approvals to be fixed. That being said all the mail boxes were recently replaced/upgraded. The Missions does utilize Parcel Pending and locks the package room at nights so for me that was a positive. (3) The garbage areas are often frequented by the homeless people that live along the river. If you are familiar with Mission Valley, the homeless population have always been an issue. I never had an issue with them, but because I knew this I made it a point to avoid tossing trash at night just as a safety precaution. Knowing what I know and basing things off my personal experience, I would absolutely live at The Missions again - the location, the amenities available, the layout & features of the units (in unit laundry!) all outweighed the “cons” for me."
"Here is my old review with an update: "I strongly advise against choosing Missions of Rio Vista as your place of residence. My experience with this apartment complex has been nothing short of disappointing and unprofessional. Firstly, there were numerous administrative errors, including mistakenly providing incorrect move-out dates, leading to confusion and unnecessary stress during the termination process. This lack of attention to detail is highly unprofessional and indicative of a poorly managed establishment. Furthermore, the deductions from our security deposit were excessive and unjustified. We were charged $125 for a "light clean," which did not even include carpet cleaning, and an additional $75 for carpet cleaning. Additionally, despite leaving the apartment in spotless condition after only one year of tenancy, we were expected to cover 1/3 of the cost of painting. These deductions were unreasonable and left us feeling cheated. Aside from the financial issues, the living conditions at Missions of Rio Vista were far from satisfactory. The constant noise from nearby freeways was disruptive and sleep-depriving. The presence of numerous homeless individuals within the apartment complex compromised safety and made it an uncomfortable environment to reside in. Moreover, the lack of secured gates added to the overall insecurity of the premises. The management and staff demonstrated poor organization and a lack of responsiveness throughout our tenancy. It was only recently that they hired security and started improving their staffing, but this was too little, too late. The overall experience was marred by unprofessionalism and a lack of attention to resident concerns. I urge prospective tenants to be cautious and reconsider choosing Missions of Rio Vista. Take note that some of the glowing 5-star ratings may not reflect the reality of the living conditions. Many other 1-star reviews highlight similar problems, indicating a pattern of dissatisfaction among residents. Please think twice before making the mistake of selecting this apartment complex as your home. There are better options available that prioritize tenant satisfaction and provide a safe and comfortable living environment." Update since I moved out in May 2023, it is now Jan 2024 and I received a lovely notice via email that Missions of Rio Vista sent a $99 bill to collections in October 2023. I did not receive any email about this until December 2023. Additionally, I was told verbally and via email that everything was settled. I even got a lovely $100 back out of my entire security deposit when I left. I ended up up paying the collection notice because I am done fighting. Please please please whatever you do, please be cautious if you choose to live here. I don't write reviews often but I really disliked the lack of professionalism, safety, and respect when I left. Please review other 1 star reviews for similar issues when moving out as the glowing 5 star reviews may not represent truly what is occuring at this apartment complex."
"The apartment itself is decent, but it's marketed as an "upgraded" unit, even though the same worn and old carpet was left in and I'm still finding hair from the previous tenant (or tenants), suggesting it was not thoroughly cleaned before I moved in. The property and amenities overall are pretty nice, however. I do often have issues accessing certain spaces though: such as the fitness center, which is supposed to be 24hrs, and the parcel room, which is supposed to be accessible with a mobile app and is in fact not. My biggest problem with this place is the lack of guest parking and the fact that a third party manages the guest parking (and STRICTLY enforces it--they are VERY tow-happy). There is an extremely limited number of guest parking spaces. Before you sign a lease here, be warned: if you plan on having visitors, especially frequent visitors, you will have issues. You are required to upload copies of your guests' vehicle registration and insurance and register for a permit every single time they visit. If you don't have one, they'll happily tow your poor guest's vehicle nearly immediately and you'll be stuck with the bill. Also, there are VISITING HOURS here, just like prison or a hospital. Pretty neat, huh?! Your visitor may park on the premises (only if registered) from 9am-10pm. There is a lack of street parking in this area, due to most of it being either a fire lane or occupied by stored vehicles that never seem to move. I'm currently having an issue with the third party parking management company's online system and being able to register my guest for a daily parking permit, and when I asked the leasing office team for assistance in getting in touch with them, I was told to find street parking or try to contact the parking management company for assistance. When the rent is upwards of $2400 a month for a one-bedroom unit, I would expect more resident support from property management. I'm extremely disappointed in this place and my experience there. Unless you plan on never having any visitors, I do not recommend this place at all."
