"I’ve lived at 2 properties in AZ that MG properties run and I can say both of my experiences have been bad. They keep pushing me to pay move out fees from my last apartment. Full rent for my move out fees, my initial deposit isn’t added to that, where’s my deposit? Went back and forth leaving voicemails for a while with someone there and eventually never heard back. First property run by them they charged me for stains in the carpet in 1 room which is fine, but over $800? I wish I knew better at the time. First apartment complex I lived at someone was SA, no extra cameras installed , no security, absolutely nothing was done to make the community feel safer. Next property wasn’t initially owned by MG properties but once they took over the property went downhill, no where to park because constant renovations, they had a cat problem so kittens are constantly being born and dying and not only have I seen other disposing of these dead animals but I’ve had to as well. Over flowed trash, animal urine and feces all over the place, at one point there was blood on the floor that eventually got dried in the cement because it was never cleaned up. Front office never answering phones or leaving during lunch and no one is available to help you. Last year my AC blew and after calling the emergency line multiple times I had to walk over to the office midafternoon in summer to finally have someone come out to fix it. They continue to send me bills to try to collect these atrocious fees from me, as far as I’m concerned they’re getting absolutely nothing from me, charging me almost 1k for carpet replacement. Again where is my deposit? I don’t see it applied. I asked for a break downs of what I’m charged and my deposit and what my deposit covers and I never got anything in return. I want the emails to stop with them trying to collect money from me. I wish I collected proof took pictures of everything so I could sue these guys and put them out of business because I truly believe they’re scammers and what’s they’re doing is unethical."

"I’ve been a resident here for a couple years now && I may say the maintenance has definitely done their part. Robert && Justin are 2 individuals that ALWAYS get the job done. They are both very dependable && hard working men. I always see them around the property && let me tell you, they waste no time on their job! They also are generous enough to greet you from time to time while passing. To not only have the office && community make you feel welcomed but to have their maintenance make you feel welcoming as well through out the property is reassurance to me that they this place is great energy overall. I’ve had a few downs with maintenance from previous places but not once have I’ve had a problem here && I hope it continues that way! Thank for having great employees on this property && for being a great place to live!"

"I have lived at a property currently managed by MG properties for the last couple of years, and I am very disappointed by how I'm being treated and the overall coercive tactics they use to either force people to sign a lease or leave. Specifically, I selected a lease before my lease renewal date, received confirmation via e-mail that I selected a lease, but was unaware that there was another step to sign. I did not receive any e-mails or anything. Now in a new month, I am on a month to month lease for $4100!! I went from $2800, which is still high to $4100 over a technical error?? That's absurd. This is exactly how a person can go from having a place to live to experiencing homeless and they really could care less. The person I've been talking with onsite and at MG have been extremely unhelpful in this matter. Rents in california should not be raised more than 10% legally and this is price gouging (also illegal) and coercive to try and get me to sign a new lease. I have been a faithful tenant and am being thrown away with no regard to my human life. This is a disgusting example of capitalism at it's finest. I will be reporting MG properties to the Better Business Bureau and the Attorney General of California if this situation is not resolved fairly."

"I am an investor with MG and I have only good things to say about them! I transitioned from managing my own rentals to putting my money in their safe and capable hands 8 years ago and I have not looked back since. They manage my investments like the are their own, in fact they have "skin" in all their deals. The customer service is outstanding! If I could give them 10 stars I would. keep up the good work guys n girls, you make my life better!"

"Going on weeks with no response. I was told that management would be asked but it was not likely that I would receive a credit. A credit due to being charged by a third party site which I got approved for rental insurance several months ago. (After providing proof upon moving in. They went to a third party site and I was charged $150 for three months of rental insurance although I showed proof upon move in. I was told this money would not be refunded because I did not follow the directions in an email which said that it needed to be uploaded). Fast forward a few months and I’m AGAIN being charged months on end for rental insurance even though I’ve shown proof that I’ve had no lapse in coverage. Unbeknownst to me, I believe the party’s of interest address was changed and instead of MG Properties fixing this problem, they left it up to me and charged me all the same. The strain of various events which have nothing to do with me and I’ve had to be inconvenienced with and now this is super unproductive. My suggestion to the public is to go with a larger management company such as Cushman and Wakefield or Ovation where managers can make decisions on their own especially when it comes to people’s hard-earned money. I love my unit but the stress that I’ve experienced on three different occasions have now got me looking to move which really stinks because now I’ll have to pay moving costs again. I don’t feel comfortable with the instability of not being able to trust management as this is the third time I’ve had to ask someone in the corporate office for assistance."
