F11 Apartments

"Lived here for nearly 3 years and the property manager Lap has been exceptional the entire time. He really cares for the tenants and creates a welcoming environment for everybody. He's quick to resolve any issues and communicates really well. The building has cleaners working daily to keep all the amenities clean. The only issue is that there are definitely a few homeless in the area (as any place in downtown) but F11 has security that patrols the building so it's a little more safe. There's also noise pollution being next to the trolly and one of the main streets off the freeway but that's downtown for you. Overall one of the better living experiences I've had."

Besides the impeccable professionalism he has demonstrated , Lap has also been so personable and caring for all the residents in this building. From the minute we moved in Lap has promptly responded to every message we've sent and shows that he actually cares about not only this building but the people in it. "I absolutely loved living at F11! If I could give it more than 5 stars, I would! The views, amenities, and service were amazing! Lap, the resident manager went out of his way to keep residents happy. The cleaning and security staff were always friendly and trying their best to keep the building as clean and safe as possible. Living downtown, it's nearly impossible to keep the homeless population from dwelling near the building, but they did a fantastic job keeping them off the streets around the building. I highly recommend this building and special thanks to Lap for being an absolutely outstanding resident manager! He truly went over the moon to help all the residents, even the ones that were disrespectful and outlandish, and still managed to treat them with grace, respect, and kindness!"

"We visited F11 recently, and it was a very pleasant experience. We were given a tour around the property by one of their leasing agents, Lap. Lap really knows how to make you feel welcome and comfortable. He was the kindest and most organized leasing agent we met with that trip. The property itself is on the smaller side and offers a more intimate sense of community. The common spaces were super cute, quiet and clean. The apartment we saw, 1 bed/1 bath was nice however, it didn't get a ton of sunlight being that it faced the courtyard. We are considering this property mostly due to Laps generous hospitality and passion for the community."

"I absolutely love living at F11! It has a reputation of being one of the best building to live in, in Downtown and it lives up to that! From the initial leasing process, to the move in, to my experience here, Lap has been absolutely amazing. I leased on the same day I toured the property and haven't regretted it. He was so helpful with the whole process from day 1. I also love that he holds events here and I get to meet all my neighbors. All the tenants are super cool here and we all say hi to each other in the hallways etc. The apartments are super spacious! (Even the studios are some of the biggest I've seen and I've lived in many places) and the apartment finishes are beautiful! I honestly can't believe the amount of cabinet and counter space I have for a studio apt. The property is kept very nice and clean and if there is a problem, Lap sends us an email and it seems to be taken care of almost immediately. Sure, there are homeless around outside but that is the whole city, honestly they stay away from the building from what I've seen, they are not outside our door and I've never seen them in our lobby or the parking garage. I feel very safe and secure here, way more than I have in other buildings in downtown. If you have had any doubts, don't! You will love it here!"
