"I am a recent former resident and wow. If hell were on earth, it’s this place, personified. It’s beyond infested with roaches and incompetent management. Maria and Robert work day in and out without a clue of the horrors that live within wilshire royale. Or maybe they do (they definitely do), because they instantly lock the leasing office behind them when they clock in, hiding from their residents and the many safety hazards. I have encountered countless homeless that find their way into the building, making their way upstairs. Recently, there was a case of a homeless woman sprawled out on the 6th floor, throwing up. There’s another case of a mentally unwell neighbor in 617 who screams homophobic slurs and moans throughout the peak hours of the night/morning in pain, echoing throughout the hallways. Wilshire Royale is more like a hospital wing for the unwell with management at the center. No matter the amount of complaints management receives, they do their best to do the bare minimum. Don’t be fooled by the newly renovations, it’s all a facade. Should I tell you about the time a 6th floor resident attempted to snatch their neighbors toddler? Or the time police had a standoff, guns drawn at the 7/11 right up the street from Hell- I mean Wilshire Royale? Safety isn’t a concern for management. A security guard sometime shows up Thursday’s - Sundays for a couple of hours to manage the many trespassers and knife wielders. But all means, don’t be late with your rent payments. Cheers and good riddance. -10 stars"
"This lady is absolutely obnoxious. Property manager Maria Ambitz is extremely incompetent/unprofessional. I lived for 5 years. There has been pet barking @ 2Am/3 am Noisy overnight guests all the time by neighbor #1216. After #1216 moved I had to call LAPD 4-5 times during middle of night. This tenant kept pet without paying pet rent/ documentizing. LAPD searched the unit . The property manager is not trained to handle this kind of issues. She is absolutely ignorant of the basic property law. Talking to her is having a conversation with high school kid. She always argues /talks over/. You shouldn’t;t expect anything from her. She learned bad thing from previous management. You can’t sleep here. Yous have to report every other day. She NEVER resolved. I am looking for new place. Her performance is 1 star her attitude is outrageous. Enough?"
"I had a previous review get deleted. Lived here Feb 2019-20. Worst rental experience of my life. Building is roach infested. Maintenance request for pest control were marked “fulfilled” with no action being completed. Every tenant I spoke to had the same issue. Roaches in the hall ways/elevators/units Building management was negligent when all of the bikes were stolen from “Secure bike storage area” didn’t inform any tenants. Parking is via valet with $200 per month charge per car. It’ll take about 15 minutes any time you need to get your car. Not the valets fault just an expensive inconvenient system. Add $200 per car to your rent budget. Paint and linoleum were so cheap that they were easily damaged by normal wear and tear (I.e. paint behind towel rack rubbed off of a towel touched it) we were charged several hundred dollars off of our security deposit for this. Rents are well above market value. We started looking for a new place due to management raising the rent by max legal amount at the end of lease. It took us about 30 minutes to find a better deal in the neighborhood. No roaches in the new place. Beautiful building in a neighborhood that is very accessible to LA. It’s a shame Polaris manages this property. Good management could make this a great place to live."
"DON'T RENT HERE, NOT WORTH THE PRICE. When you come see the apartments, ask them how long it took them to fix one elevator? Well, it took over 7 months while the other elevator kept breaking-down as well, to the point where everyone had to take the stairs on a daily basis. Also, at least once a month we get water shut off, the laundry room is always broken, and like I said before the elevators don't work all the time, and it takes them months to get them running again. Lastly, you can't have 3 appliances running at the same time because you'll create a short circuit and need to call maintenance to reset the brackets. (so annoying) but they don't tell you this when you tour the apartment. I was never told that until I signed the lease. So, don't get fooled by the clean cute lobby and I can say all this because I've lived here for the last 5 years. But luckily I am looking for a better place. See pictures attached as proof. "I visited the property today and was amazed... The manager Clio and his assistant were unbelievably friendly and accommodating in every way! I was shown a beautifully remodeled apartment on the 12th floor with a spectacular view... HUGE! I was introduced to the maintenance staff by name and was greeted with smiles and handshakes by each member of the staff... this is professional service! The property is undergoing a facelift and workers are busy working everywhere... I can only imagine the finished product will be amazing. Even with the construction underway... there was nothing out of place! I didn't see a piece of paper or cigarette butt anywhere... The building has a professionally trained staff and it shows. I spoke with two residents outside the building who moved in four months ago and they love everything about the Wilshire Royale... what better recommendation could you ask for? I didn't rent due to a job transfer but I wouldn't hesitate in the future. I like what I saw and was welcomed like family... They get 5 Big Stars from me...."
