"A great apartment complex with the right mix of internal & external amenities. It is safe and has easy access to food, freeway & more. The added benefit is a great property management, that is highly approachable, empathetic & very responsive to your needs. They are very people centric and ensure you are attended to in a timely fashion, while letting you be equally undisturbed. We had a great time staying at the Triton with our go-to property management person Jessica Tolosa. Highly recommend checking out the complex if you are looking for a rental in Foster City."
"Giving one star because: 1. The main elevator has been down for almost a month and there is no estimate on when they will be fixed. They just put a note on the elevator door saying that they have called for a repair. It seems that they think they have done their job after making some calls and posting some notices. By the way, based on the notice in the elevator, it should have been maintained a couple of years ago. 2. Same thing for the ring bell, which has been malfunctioning for almost a month. 3. Maintainance requests are randomly ignored and one has to make several attempts to get things repaired. All of these are just addtional signs of how incapable these people are in managing and maintaining this complex."
"I'm surprised to see some of these negative reviews since this is easily the best apartment complex we've lived in, since we move to the Bay Area. Our apartment faces the pool so we haven't had any issues with highway noises. The amenities are good and the appliances are up to date. We haven't had any issues with ants. The staff is both friendly and helpful."
"Apartment is updated, clean and pretty quiet. Amenities are very good including the gym, pool/hot tub, community grills and club house. Scott is always professional and helpful. Maintenance is usually timely and competent. Areas of improvement include the trash and compost/recycling area. I’d like to see a more organized, better labeled and tidier system. I was also disappointed in the lease renewal process and the associated significant rent price hike."
"Update (10/25/2021): No action thus far on parking- past 130 days, water (new pic taken yesterday, is the water safe?), dirty hallway, ants are still around. ------------------------------------------- This is indeed my family's worse experience with property management's lack of care and response. During the renting process, Francis and Scott were very responsive and returned calls. Francis also stated that he lives in the community and that he will tend to any issues, that is precisely why we decided to move here and sign a long lease. This "promise" has not been true after move in, however. We have a parking issue that remains unresolved for 107 days and I brought it to his attention with over 20 emails, phone calls (they never answer), and stopped by the office many times. I was told several times that they will respond, and they have not provided any action. It is truly disappointing and they method of bait prior to lease execution and then turning on their residence is very odd and unprofessional. Try calling their number (it's on their website) and pretend that you are a resident with an issue, I should have done this before deciding to live here. There are other issues that stem from property management's lack of care: 1) Water - there are black bits that come out of the facet (see photos). When asked what they were, they provide some legal jargon but did not provide any explanation. It smears, has odd odor, and seems to appear mostly with hot water. One of the photos was taken 2 days ago after a quick shower, it is the side of the bath tub where the black things stick. We use Zero water filter for the kitchen and 2 bathrooms and replace the filter every week. I hope we do not develop any health issues. Not sure if the management reported it to the water board or city water. What is it? They won't say and based on past reviews, this has been a problem for over a year. 2) Cleanliness - Dirty carpets (see photo) from garbage leaks makes the hallways smell very bad, the carpet stains have been there since we arrived in June. The trash room is very dirty and smells 100 feet before you enter the trash room (this is probably bad design of airflow, but it smells bad). I love dogs, but there is dog hair in the hall ways and in the stairwells and elevators, which means they are not cleaned often. The parking structure is very dusty from the freeway (garage is wide open to the freeway) so we end up having to wash our car every week in order to be able see out of our windshield. Not sure why they cannot screen the garage or provide discounts to local car wash. The cost adds up. 3) Then the ants arrived - There are ants. I thought they would go away after a few days and the management recognized the problem (my wife stopped by to report and they said many residents reported the same problem). That was a week ago, no action to date. Today, I killed 18 ants and my wife killed 27, she won. 4) Noise - There is the usual airplane noise and the freeway 92 noise. Our unit is on the opposite side of the freeway but the highspeed vehicle noise is still loud. But that is not the fault of the management of the building, it is the location. We got used to some of it after a month and keep the window closed. However, there is substantial noise from the neighbors and their use of the washing machine, dryer, or the dish washer. They make a ringing vibration noise through the walls and floor. The walls are not designed to dampen the sound that much. Even the bathroom fan can cause a buzzing noise and I can hear every foot step from upstairs, it echoes. 5) Dust - On some days we open the window for fresh air, and we noticed that there is substantial amount of dust from the freeway and construction nearby. I hope nobody makes the same mistake we did, please think things through very carefully. We plan to move out at the earliest opportunity, we are certain that there are clean communities with responsive management for the same range of rent as Triton."
