Heritage Place Apartments 700 Westminster Drive, Franklin, TN 37067

"Awful, please stay away. We had an insane cockroach infestation in the year and a half we lived there from day 1. We had brown recluses that were never dealt with. We had black mold throughout the apartment, which they simply painted over. We had no hot water for at least one week in January of last year, while having to pay full price for our water bill. Our junction box almost caught on fire due to a simple oversight. Upon moving in, I felt sick even with an expensive air filter in my room and this was mostly resolved once I moved back in with fam because we were too worried about brown recluses- again never dealt with. They answered my first call about them and ignored my calls, voicemails, and emails afterwards. Oh, and we had moths for a couple months. Yikes!"

"I moved in a couple of weeks ago and it’s been nothing short of a stellar experience. When I first moved in, I noticed there were a couple of small things that needed to be fixed and maintenance literally came and fixed it all in less than 24…. I have never lived anywhere where maintenance was that swift to correct a problem. Additionally, Melissa from the office has been so amazing. She is actually one of the reasons I decided to move in. From the very first day I met her she has been incredibly attentive and helpful. You can tell she genuinely cares about the residents which is so refreshing considering the apartment complex I have previously lived in."

"As a new resident here, I moved into one of their newly renovated units, which I was so excited about because it is nicer than what I imagined it would be! The washer and dryer that’s provided has been so helpful. I love the location and the school bus picks up at the front of the community which has been so convenient. Not to mention, they just painted the whole property and enclosed our patio to give it a more private feel! So far I am pleased with my decision to move here and I appreciate the Manager, Dana, for being so helpful with my move in process!"

"We moved out of Heritage Place in December after having been there for about a year. Unfortunately, we couldn’t wait to leave. While there are several aspects about these apartments that we enjoyed, the negative aspects far outweighed the positive. 1. Although many of our requests were met with a timely and satisfactory solution, there were also several that we had to continuously bring up to management. Some that were never fully resolved. 2. There seemed to be a general lack of care from management and residents as to the upkeep of the property. There was often trash and animal droppings in the grass and entryways. Noise could be heard easily in the apartment, especially the movements of upstairs neighbors. 3. The third and final point is the most significant, the main reason we could not wait to leave, and a culmination of the first two points. There was a major bug issue. Cockroaches were everywhere. And while pest control was included each month in our utilities, their services were hit or miss. Heritage Place has potential to provide quality housing to the Franklin area, but in its current state it is not a facility that my family or I would recommend"

"I love the park like setting of Heritage Place and it's quiet surroundings. I am so happy that there is new ownership and management! Already, work has been done to clean up the property. After talking with the new manager Dana I am excited about all the upcoming improvements. Keep up the good work Dana!"
