"I've been living at Viera Coolsprings, Franklin over 6 years now. The location is convenient and safe. Schools have excellent rating in this area. The staff is friendly and responsive, addressing issues or concerns in a timely manner. The amenities, such as the pool, gym, kids play area are clean and well-maintained. Overall, I would definitely recommend Viera Coolsprings to anyone looking for a comfortable and convenient place to live!"
"I’ve lived at Viera for the past 5-6 years and I’ve enjoyed living here. The staff has always been so kind and sweet. They will frequently throw parties for the residents or provide snacks and treats for tenants. A big thank you to Amby, Tanessa, Roberto and Cedric! They all truly care and do their best to ensure their tenants are taken care of. I hope to stay at Viera for another 5 year."
"Fairly new tenants and we had some issues that would have lead me to a much lower review rating. However, we brought those issues up with the manager Amby Davis and she set everything right. I'm now looking forward to my time here!"
"We went to move in on Friday night after I had gotten the keys earlier that day to be greeted with roaches as soon as we walked in the door. We had already paid people to help us move and for a U-Haul for the weekend. They had no resolutions for us and told us to come back Monday where they only offered to bomb the unit. We didn’t feel comfortable with that since we had no idea if it was our unit or a neighboring unit (or who knows where else) that the roaches were coming from. They said if they did bomb the unit it wouldn’t be available until Wednesday - Almost a whole week after we had already paid to move in and lost all the money for the U-Haul AND had taken off work! The staff didn’t seem to care about the inconvenience that was caused by them at all and they were ALL treating us as if we were somehow at fault. The manager Amby or whatever her name is was completely useless and lied to us multiple times. She wouldn’t even come out of her office to speak to us and only came out a single time when we asked to speak with her. She did however find it acceptable to yell from her office at us while we spoke with one of the leasing agents about the issues. We requested a different unit (which we were okay with paying a higher price) but they wanted us to pay $600 more a month to not live in the roach apartment. I was told twice in person by the assistant manager and the property manager that if we did not move in we’d receive all of our money back including the admin fee of $200. We understood that they wouldn’t be able to refund the application fee for obvious reasons. Ultimately we did not move in and they only refunded us our prorated rent back. They also had to mail us our refund via a paper check which took a month to receive so we were out $1,600 on top of everything else. Had they been nicer about the situation we would have still considered living there but the way we were treated was appalling and extremely unprofessional. I find it very hard to believe that the maintenance person that was working on the apartment for multiple days didn’t see the roaches or that any of the other staff didn’t noticed them. They must also never be doing any kind of inspections in their units to make sure people aren’t bringing in roaches or any other kinds of bugs. We lost nothing but valuable time and money with Viera. If you’re looking at leasing unit 3610 be careful!"
"We moved in at the start of the pandemic and didn’t realize we’d be spending *quite* so much time at home, but we just renewed our lease because it’s been a great experience. My favorite part about the apartment complex is the trees & nearby nature. It doesn’t feel like you’re in the middle of town (a friend who visited said it feels almost like you’re in Gatlinburg) but yet it’s super close to lots of restaurants and stores with quick access to the highway. We just submitted our first maintenance requests and they responded right away. The neighbors we’ve met are friendly, and overall it’s a great place to live and a good value for the area!"
