"The edge at Uncc Office is no help, customer service # is worse; and can’t reach corporate. Ive been here 3 years, payed all my dues on time, and now pregnant trying to end my lease since I will obv. not have my baby at a college living apt, also lease states no kids can live here. The office didn’t see this as a reason to allow me to end lease, so Im now responsible with finding a subleaser and a $300 empty “sublease fee”. I’d understand if fee was to fix the room for new tenant, but they also have left me that responsibly to fix and give it to her as-is bc they claim itd take 3.5 weeks to spot paint and change some blinds. This establishment has no sense of reason or morality. They have a complete new staff what seems like every 3 weeks. Maintenance never know what they’re doing, they patched a leak in the ceiling 1 month ago from the washer leaking upstairs that is still leaking and causing serious water damage, they say it’s fine. My closet light hasn’t worked since i moved in. Pool is rarely open during summer. mold everywhere in dishwashers, vents, toilets and showers that they tell you to just clean it. At move in, rooms are dirty with paint splattered all over carpet, uneven paint job and broken blinds. Considering they make almost a whopping $3,000 PER apartment MONTHLY, you think it wouldn’t be such a crummy and poorly ran nbhd. But me asking to waive the empty $300 “sublease fee” is outrageous and doesn’t align with their policy! uptight on their financial policies, but when it comes to fulfilling landlord duties like repairs, safety issues or staff service, theyre suddenly blind. lease agreement has nothing that states any reasonable accommodations to medical/life changing events. I feel i have went out of my way considering my situation, by finding someone to take over just so they can continue gaining monetarily. I feel ive only accommodated to THEM my entire time here. Even UNCC has policies allowing reasonable adjustments to pregnant students. Customer service representatives are a joke and absolutely unhelpful"
"Your company is disgusting and your properties are even worse! Kids running the complexes, black mold to the point where I had to threaten an attorney to have the kitchen ripped out, AC leaks all over the apartment every other month, bathroom leaks and mold smell that never went away. The list goes on & on…. The amount of money I had to spend on hotel rooms was ridiculous and THEN you have the audacity to send me a bill after move out! Sending kids into an apartment and pick it apart after it’s already a total DUMP and then bill us! Do better, American Campus!!! Stop hiring kids to run your properties who are clueless! I will be reporting you to Better Business! What a joke of a company! University Village Tallahassee"
"As many others reviewing American Campus have said - if I could leave zero stars, I would. I have been stuck in a lease with them for two years, and would recommend anyone considering an apartment with them to go literally anywhere else. Sleeping in a classroom at the university would be more accommodating and less frustrating than the pain it is to deal with American Campus. The sign for our apartment suite number was stolen by someone, and after asking management over the phone, through email, and then finally in person, they said that they put a work order in. A few days later, I got an email saying that the order had been completed, only to walk outside and find everything the same as it was, with the sign still missing. Maintenance will come in when nobody is home and walk INTO BEDROOMS, unlocking and entering as they see fit. The main office never knows what's going on, and you'll get conflicting answers depending on who answers the phone. Staff are often snippy and annoyed over the phone, and will roll their eyes or give side eye at the front desk, and don't take any blame for wrong answers or mistakes made. We're charged overage fees that are $20-40 each month, when we barely ever run the AC, don't run the dishwasher, only have lights on after dark, and only do laundry about every week and a half. When I was living with 1 other person in a 4 person suite, we were charged a $82 overage fee for EACH PERSON one month, of which $51 was for "electricity." Additionally, hope and pray that you never lose your key, as a replacement is $100 and staff said that they wouldn't refund me "even if you found the old one." The exact same key is $15 from a hardware store, or $24 on Amazon. That means I was charged around $75 for programming a key, which they can do in under a minute, and need to frequently do anyway, as keys often randomly stop working for certain things - most often the walk-in door for the front gate. Parking is a nightmare, people let their dogs go anywhere and don't clean up after them (neither does outdoor staff). People from nearby apartment complexes often park at our complex for parties, since as long as you're not under covered parking, you won't be towed. I wouldn't recommend American Campus to my arch-nemesis if I had one."
"Worst housing experience! Dirty filthy apartment does not come close to describing the conditions. Local site Management is unskilled and inept at managing. Once you sign your lease that don’t give a $&@$ anymore. Don’t bother to try and get matched up with like minded roommates they don’t care what you fill out. You are a $ no more no less. Save your time sanity and money and look for a better management company. I wish I could post the nasty photos that I took upon arrival"
"parents, NEVER let your students sign here. they are literally awful. in addition to having the most unhelpful staff, management is morally corrupt. there was a random male manager (malcolm) who would let himself into people's apartments, regardless of whether or not he had permission to- even if the people living there were home at the time. he came in on me and my roommate, threatened us with a $1k fine when we had complained to admin about the poor conduct here. he was later fired (*MONTHS* later) for getting drunk and going into people's rooms. maintenance kept coming in and out of my bathroom for weeks, to "monitor a leak." the one time i wasn't there to monitor them, they tore a 6-foot tall hole in the drywall, took out the cabinet, broke my toilet, and removed the faucet from my shower so i couldn't use it at all. the bathroom was unusable. they said they would fix it the next day... they didn't. had to make my parents call and threaten legal action just to get them to fix the shower and toilet. there was still a giant 6 foot tall hole in my wall, exposed pipes, leaking water, and the mess of toiletries they had scattered onto the floor from the cabinet for over a week afterwards. i had to call and remind them about it multiple times. after they finally filled in the drywall, they left two small holes in the wall and never reattached my towel rod back on the wall. i won't be surprised if they left it to try and screw me out of my security deposit, as they have since quit responding to maintenance requests me and my roommate send in. a mouse chewed through one of the walls in our kitchen. there are cockroaches in the dishwasher, and when i first moved in there were dead roaches in the fridge. the hinges on the laundry doors were broken, and the pins from our balcony door were missing outright. no matter how many times you mop the floors, they will turn your feet black from years of grime left in them. the management does not care whatsoever about you, all they want is your money. there is no sense of privacy or disclosure. the cleanliness of the place is god-awful, vomit has been left in stairwells, untouched for up to 2 weeks. there's random puddles in the parking garage. the elevators are constantly breaking down. package thefts occur more often than you'd hope. the trash chutes fill up and make the lower floors stink of garbage. if you're unfortunate enough to be next to a frat (basically, anywhere in west campus), better live off melatonin and be prepared to clean garbage off from your balcony every 5 seconds."
