"Neither the low cost of their properties nor their facade of cordialness can compensate for the bad experience we had through this company. I had the good sense to record every conversation with this company, so when I provide quotes in this review, know that they are exact. When my wife and I decided to rent a house from Heartland River, we were told that many upgrades would be completed before we moved in. I was told that they'd "do something about the carpet", which was riddled with cigarette burns and reeked of smoke. This carpet was not replaced, and I assume this is one of multiple factors leading to the persistent and literal headaches we had while living here. Upon moving in, they asked for a list of suggested fix-ups. We provided a list of such things, ranging from vital to trivial, the former of which included things such as: a new back door, since it had no frame and bugs could get it; sealing under the bathtub, since there was none and moisture in such a place will render mold; mousetraps for the mice; replacement storm windows, since they were missing in many places, and affect the cost of utilities regarding the heating and cooling of a house; an investigation as to why some of the outlets in the house didn't seem to produce any electric power; and lastly, we wondered why the upstairs bedroom suddenly smelled heavily of urine. After giving them that list, their maintenance guy came to the house a few days later for about 45 minutes, and put two mousetraps in the kitchen. That is all that happened that day. He eventually sealed the bottom of the tub, but took a couple weeks to get to it, and only after we called and told them that it could turn into a serious hygiene issue. The door was never fixed. The outlets were never looked into. The storm windows were never replaced. When asked about the smell upstairs, the owner posited that "maybe the previous owners had a dog or young child", which brings us to my next point. The owners of Heartland River have obviously no clue as to what goes on in their properties. Perhaps this is because they live over an hour away, or perhaps it is pure negligence. I mentioned in the same day that I thought the smell could be attributed to either water leakage in the walls or mold that had already formed. The owner said "we'll look into that as soon as possible," with a heavy implication of "soon" meaning a day or two. A week and a half passed, and nothing was done. Friday morning, after taking a shower, I walked downstairs to find that the entirety of the water used for my shower was pouring through the first-floor ceiling and onto our dining room table, soaking all of our electronics. I called the maintenance guy, who appeared in a timely manner. They patched everything up that day, though a few of our electronics were still damaged. The owners of the company never called to ask about what had happened, so I gave him a call. He said he'd "been told it was just a small amount of water," and that there was "no real damage." I became quite angry and reminded him that, per his own words, he was going to look into the potential of a water leak a week and a half prior to the incident, and that several electronic items were damaged. He claimed the leak was "not their fault", and that he therefore "shouldn't have to pay for the electronics." We ended up having to replace them ourselves. I could go on, but this review is already well beyond reasonable brevity. Ultimately, my experience with this company was incredibly disappointing and added much unneeded stress in my life. I cannot recommend renting from this company."
"710 Dunham St My husband and I rented 710 Dunham street in Burlington from Heartland River for a short time, and I wanted to leave a review in regards to that location. It is in a nice neighborhood, but we decided to move after just a month and a half because for the poor condition that the house is in and the owners neglected to fix the things that were said would be fixed. I would not recommend anyone move into this house until the carpets are replaced and the outlets are fixed. The carpets are covered in stains and burn marks, and they cause the whole house to reek of smoke. Unless you have a constant candle going, the smell does not go away. One of the upstairs rooms does not smell of smoke; instead it has a urine smell. Many of the outlets either only have one working plug or will not hold anything. A few of the outlets just don't work. Do not agree to move in unless these things (or anything else you may deem necessary) are fixed. If they say they will fix them after you are moved in, do not agree to that. They will very likely not be fixed after you move in, and if they are, they will likely be done in a cheap way after having to pester the owners about it many times. I'm just trying to help people out so they don't make the same mistake we did."
