"Without a doubt the worst apartment complex management I have ever had to deal with. DO NOT waste your time or money moving here. When I first moved into the Waterford Place community I thought that it was great. Anytime I would have an issue with anything I knew that I could call the office and get it resolved but with IRT Living being the new property manager things have rapidly gone downhill. IRT took over sometime in early 2022-mid 2022 and are not locally based here in Houston or even Texas for that matter. They have offices in Philadelphia, Chicago & Irvine. Shortly after IRT took the property over the dryer in my unit completely stopped working, It took two weeks of maintenance messing around with it before they decided to give me a new dryer after waiting on IRT to approve the work order. In the meanwhile I relied on family members/friends to let me use their washer/dryer. A safety inspection took place at some point after the takeover and my fire extinguisher that was included with my unit when I moved in happened to be expired so it was taken from my unit and a note was left along with a bottle of "fire stop spray" that said my extinguisher would be replaced in the coming days and that this would be a temporary fix for the meantime. Now that I have moved out I am being charged $75 for not returning the fire extinguisher. There was a weekend in early 2024 where it was raining for a couple days in a row pretty good nonstop, I started to notice some water damage starting to form on the living room ceiling as well as in the dining room area. I placed a work order on the website and when maintenance came out rather than fixing the damage the simply moved my furniture and spray painted the ceiling white and left. A subcontractor came out to get on the roof and was there maybe 2 hours and left. There was no follow up about this either, I was told that they planned on dealing with the problem in the next year or two and that there was nothing they could do other than to patch it and move on. Gate tags/Gate codes have also been an issue ever since IRT took over. I have two vehicles, on my work vehicle I had a gate tag that would scan for entry and on my personal vehicle I just used my gate code and my clicker to get in. One day the gate system was updated and everyone's stickers, clickers and codes stopped working. Ever since that day no matter how much I pester the office or try and call IRT Living directly I was never provided a working gate code, I was never given a working gate tag sticker to replace my old one & I was never given another clicker. It was always something tech related or something to do with my car or whatever they could come up with that day. They also completely removed the back gates functionality with the clicker. You can now only leave from the back gate and can only enter from the front gate. Now that I have moved out I am being charged $50 for the sticker not being returned and $50 for the clicker. Even though I called the office a day prior and told them I would be leaving an envelope at the front door of the office with my key for the apartment as well as the mail key around 6:45am the next day they claim they never got it. Now that I have moved out I am being charged $50 for the apartment key and $50 for the mail key. There is 0 security what so ever at the property. My personal vehicle was broken into while living here and even though I alerted the apartment management and filed a police report I came outside the next day only to find that my car had been towed. When I called the front office to ask what happened they pulled up the ticket they had generated for it for their records and the tow truck driver had towed it because it looked like an "eyesore" and that any abandoned vehicle was to be towed immediately. Please save your time, money and energy moving here. My rent went from $1150 for a 12mo term in 2020 to them wanting me to renew my lease for $1895 for a 12mo term."
