"I stayed here for 2 years and for the most part when it was named Provenza. I lived here when Graystar owned this property. For that time it was not that bad minus the fact that over the February freeze my washer broke and I did not get it fixed till a month later. Once new management took place I have never seen so many issues. For one, the gates never worked correctly so they always left the gates open which caused a lot of issues. Anyone was able to enter the property so I had on two occasions someone try to break into my apartment. My neighbor across the hall also had someone try to break into her apartment. The stands to put your dogs waste was extremely full for the most part so it smelled really bad. I saw cop cars every now and then patrol the property but there was always abandoned cars left in the parking lot that did not get towed. Some did but some did not. The internet never worked well and to pay my rent I had to do it on my computer at work because the portal never worked in my unit. The worst part was my AC unit was ALWAYS broken! Just imagine trying to sleep in an apartment that is stuck at 80+ degrees in the SUMMER TIME OF TEXAS! On top of that I had a dog with me, poor thing. I had to have management fix it all the time and by the 3rd time I had them fix it they tried showing me how to do it on my own? You want me to go into the closet where my AC unit is to fix it when that's what I pay the property to do? I also think these are ridiculously priced. When I moved in it was $949 for a 1 bedroom apartment. I renewed my lease and it went up a reasonable amount. HOWEVER, to renew my lease with the new management they charged base rent for my unit to be $1,300! Are you kidding? If I am paying that price I better have all amenities working and up to date with sliding glass doors on my balcony. Luxury apartment price for what! I've even been reading some of their comments back to negative feedback and screw this place!"
"I have lived in about 10 different apartment complexes throughout my life and I can say without a doubt that the Prestige is the worst place I have been to. I will post a list of my issues below. Broken Promises - Upon inspection of the property when we were deciding whether to move in or not we were told a lot of lies. Some examples include the price and availability of covered parking, the functionality of the gates leading in and out of the complex (they were always broken) and the readiness of the maintenance staff to handle issues (admittedly few issues but when we did have them we had to follow up 3+ times to get them come by). Terrible Internet - Before moving in I made it a point to ask about the internet that was provided. They told me of the plan and when you look it up online it looks great. What they don't tell you is that due to some complicated infrastructure issues, you get a third of the advertised speed and have to pay 50% more for it. I'm not sure if it's all buildings in the complex but my building (9) routinely had the internet shut down on Friday, and it was impossible to get it to come on without a technician. Because technicians were not available on weekends we were without internet until the following Tuesday's sometimes Monday if we were lucky. This happened 5+ times throughout my stay and if you work from home that is way too many. Staff were unsympathetic and unwilling to provide discounts on the internet bill when this would happen. Understaffed - I try not to be too hard on the staff at places like this. I know they are very overworked and have to deal with unhappy tenants all day. That being said, I cannot tell you how many times I brought an issue up with the staff, had them assure me it would be taken care of, only to later learn it was never brought up again and no one tried to fix it. Turn over while I lived there was extremely high and it was rare you could even find the person you originally talked with to follow up. The staff often just shrugs and says "I don't know who told you that but I'll see what I can do" only for the cycle to repeat again. Again I don't think this is the individual staff members faults, but there is 0 accountability here. If you aren't there in person good luck getting someone on the phone. Post Move Out Charges - This is the reason I have decided to write this review. When we moved out last year, we confirmed with staff that our move out preparations were sufficient (shampoo and vacuum the carpets, deep clean the floors, clean out washer, dryer and refrigerator, etc.). We turned everything in and made sure that we were all paid up on rent, utilities, and fees. The staff confirmed we were in the clear to both myself and my fiancee on separate occasions. Everything seemed fine until they took the deposit and hit us with $300 dollars in fees. When asked for an itemized list of what we were being charged for, they sent us a checklist where we got charged for everything. Claiming they had to deepclean the floors and repaint the walls, among other things. Photographic evidence provided by the staff proved these were not things I should have been charged for and the staff member I spoke to acknowledged this and supposedly escalated the matter to corporate. I was pleased and willing to work with them at this point. And then I got another collections call a month later and was forced to repeat the whole process. This happened 3 times over the next 5 months before I stopped hearing about it, and I assumed it was resolved. Naturally the same employee I had spoken to the previous time was never available to give any clarity. That bring us to today, where I learn they have given my "debt" to a collections agency. It is the original $300 they asked for, despite confirming to me over and over again that it was taken care of. Do NOT live here. The place looks nice and clean and well-kept, but there are some serious issues you won't see until you're locked in and it's too late."
"The leasing office was very helpful and accommodating from my first interaction with them when I viewed the property & my apartment up until when I moved out and purchased a home recently. I’m glad I never had one bad experience in my stay. I ain’t gon lie they were good me & I actually feel bad for anybody who doesn’t like that place lol. I recommend anybody looking for an apartment whether short term or long term. I even made some lifelong friends thru a few neighbors. Aite I’m done. Salute"

Recommendations: Consider re-evaluating the "luxury" designation if the property's features and amenities do not consistently meet that standard. Accurate branding helps manage expectations and attracts compatible residents. Address the observed maintenance issues, such as outdated furniture, landscaping upkeep, and abandoned vehicles, to enhance the property's aesthetics and address potential security concerns. Implementing basic amenities like refreshments in the leasing office can create a more inviting and positive experience for potential residents. In relation to your competitor property right across the street, they offer renovated units with modern appliances and smart home features. It's essential to consider the alignment between pricing and property features to ensure fair value for prospective residents. It's advisable to consider adjusting the rental rates to better reflect the property's current condition and features."
"We are just moving in at Prestige. So far, everything has been smooth and exactly how management explained. I feel the office staff has gone above and beyond what we expected. Our apartment wasn't quite ready due to the recent inclement weather. But, carpet was laid at exactly the time we were given. They were in and out and did a perfect job. Working with Emily has been carefree and fun. Speaking to Alyxis every time I called (which was quite often) was very pleasant and mind easing. Suzie took up where Emily had left off when I needed to speak to them, also. I have nothing but positive things to say about our whole experience. Oh, and the grounds are beautiful... Inside and out. Met our neighbor for the first time yesterday. He's been here several years and says overall he's very pleased, also. I questioned about the safety of the place. He informed me we have chosen a very safe location. What great news to hear from a long time tenant."
