"I have been to The Trails at Valley Ranch a few times and spoken on the phone a handful of times as I am trying to secure an apartment for my son and I transplanting from Florida. Each time Evan was the person I had the privilege of speaking with. He was extremely knowledgeable and professional. I have looked at other properties in the area, but I keep coming back to The Trails. I love the proximity to the ice rink my son skates at plus the trails, the pool/jacuzzi, and the exercise room. One of my favorite things is the fact that all apartments are equipped with a wood burning fireplace. Coming from Florida it’s necessary"

"We spent over two years renting from the Trails of Valley ranch. Very unhappy. with the Paskin Group (the owners) and the complex. I would give them a 0 star review if I could. Nickeled and dimed us for everything imaginable. It was a major, major, hassle to deal with them. They were very slow at responding to work orders, one repair for a dripping faucet took them over almost a month to come fix. We dealt with roaches for over six months- they never properly addressed the problem. Each month they charged us $7 for pest control but many times we requested them to come out and they would claim to have visited our apartment, but our ring camera proved that they were not being honest. The few times pest control came out they never sprayed but put little baits out only. I also would not take much faith on the 5-star reviews. Here is my review of the complex and staff. Condition -The apartments are older from the 1980’s and very poorly built. Our apartment was under 700 sq feet and our monthly electric bills were 150 dollars or more. The living room and kitchen stay cool or warm, but the bedroom was always hot in summer and very cold in the winter. The bedrooms have a very small vent, very high ceilings, and lots of windows. The windows would have condensation on them. The complex repeatedly would have water main breaks causing the water to be turned off for a sizable part of the day this happened more than 8 times during our time there. There is almost always lots of water all in the parking lot. The foundation shifted and it became very difficult to shut and lock our front door and you could see sunlight coming in from the large gap -they never properly addressed the problem. Our heater quit working during a very cold day and they were very slow to send someone out it was fixed same day but 16 plus hours with no heat. Staffing - This complex has a very high staff turnover rate. Not a single person works in that office today from our original move-in-date. The maintenance workers changed every few months. Two different community managers during our time there and the leasing staff have completely turned over. Location- Valley ranch, Irving is a good location. The apartment is very close to the Sam Houston walking trail, and small little canals and shopping. 99% of our neighbors were very nice, quiet, and friendly. The location and neighbors were the only good aspect about this apartment complex. Fees and costs- Our apartment was a “classic” meaning older style appliances and dated carpet and paint. The first renewal they raised our rent $100 the second time it was the same, but they increased the fees for valet trash, pest control, and began to charge a $20 package delivery fee I still have no clue what package delivery offered because we never had any need for it or what benefit it offered but they insisted it was a requirement. They charge you for water and sewer and it took two months to get our first bill from them. As such we were always billed two months behind. So, when you move out you still have two months of bills, they will charge you. If you plan to break your lease, be prepared to pay 2 months’ rent, plus give a 60-day advanced notice before doing so and they will not work with you no matter how good of a tenant you are. Also, they will find a way to keep your deposit and if your final bill is over $100, they send it to a collection company instead of allowing you to pay them directly. I had to call them and go to their offices, call their corporate office-- for 2 weeks after we moved out because they generated a final bill but took their time to send it to the collection office. It was a big headache having to chase them down to pay them the money that said we owed. If anyone asks me if I would recommend this apartment, I highly suggest you consider another apartment complex to rent from."
