Reviews of The Franklin at Samuels Avenue
"My unit is really nice that’s basically the only positive. However, there’s always trash stacked up in the garage, I never and I mean NEVER receive my packages because they don’t have enough parcel lockers, the business center is always locked after work, pools are locked, people are now taking it upon themselves to hang up their own personal cameras in the hallway because their packages are always stolen, elevators are broken, all building doors remain open so anyone can just walk in, the list goes on."
"Let me tell you about the good things first. The apartment unit itself is nice and price is decent. Okay.. now the bad, and there's plenty. This place was acquired a few years ago by S2 and the decline has been drastic. -safety is #1 issue now. Cars are constantly broken into with little care from front office staff. The doors into the complex are supposed to be accessible to residents only, but they have been broken for OVER a year. So now anyone can waltz in and vandalize or steal or do whatever they want. The apartment complex refuses to fix this and decides instead to close the clubroom outside of their office hours(9am-6pm). So now residents can't use the clubroom unless they have a odd schedule or no job at all. We are PAYING for these amenities and can't even use them because most people are at work when they are available. The pool is nice to go to when it's warm outside but wait.. what's this? The pools bathroom doors are LOCKED at all times. So now people have to go all the way back to their apartments (or pee in the pool) just to use the bathroom. They claim this is for safety but have no problem leaving the doors unlocked when they are at the pool. If safety is so important to you then fix. The. Doors! Or install security cameras.. do something other than restrict residents from enjoying the amenities they are paying for! They had two trash chutes but decided to close one and go to Valet trash but now the problem is twice as bad. Trash is constantly overflowing, valet is very inconsistent and has every holiday ever off. If you need to take out your trash on the weekend or holiday, you have to go to the dumpster which is literally in a dark back alley. Dog poop is sometimes in the hallway and stairs (partially because management doesn't allow people to use the lawn in front of the office anymore). My advice, live in a neighboring complex. Same nice units with none of the management headaches or safety issues."
"Do NOT move here. Like an idiot I've lived here for 3 years and should've left after the first year. They change maintenance policies and procedures every 3 months. They have "affordable" rent but it is not worth the headache or lack of any support. My AC hasn't worked for a full week and they have repeatedly rescheduled or given some excuse why it wasn't fixed. I have called twice a day since it occurred on Sunday and a full week later still nothing fixed. Cars are regularly broken into, the key fob system hasn't worked in almost a full year, unhoused people enter the property with no problem. The fire alarm goes off for hours and hours if it gets too cold. Do not waste your money here. Sean at the front is a great guy but that is the ONLY good part about this complex. They will reply to this post and say they'll fix things, I've directly contacted them about these issues and they are STILL issues. Nothing gets better here, only worse."
"In the early morning hours on November 14th my vehicle was vandalized. Windows broken, interior and dashboard ripped out, and all four tires taken and my car left on bricks. The leasing office showed a lack of concern, compassion, or remorse. If you’re deciding to moved or renewed here I beg and strongly recommend not to do it. P.S. do you research, talk to other residents, and more importantly be safe."
"I do not even know where to begin. In May I was added onto a lease and another one of my friends was removed (basically a sublease). From there it just went downhill. Luckily, the lease was up only three months later. To begin, I would like to say that Sean is very helpful and did his best to help our situation. I am aware that his management obviously does not care about the tenants at all. First, I was supposedly “never put into the system”. This led to many problems whenever the lease term was up. There is a 60 day vacancy request. However, I was never notified like it says in the lease (that they somehow never had me sign). Jennifer stated that there was a notice left on our door, but we NEVER received it. We didn’t seem to have a problem coincidentally receiving a fee a short two weeks later when they updated the valet trash policy. When I went to the office to ask about the charge they then decided to inform us on the policy change. Trinity also explained there were many people unhappy about it and more people would be getting charges too. I understand the charge IF they would have actually informed everyone about the change in policy, but you can’t expect people to just magically know about the change. Next, our AC and my toilet were not working the majority of the time we were there. Maintenance was always backed up. The apartment was remodeled very poorly. For example, our kitchen cabinets had finger prints in the paint from the remodel. Also don’t think the sticker on your car for your own parking that YOU pay for stops you from being towed. You will be towed and not reimbursed. This is the big one. I have checked others reviews and they are having the same problems. The security is absolutely horrendous. Key fobs never work. And there are multiple break ins. I was actually in my car and had an attempted break in. Then the person with the ski mask realized I was in there, and went through the visitor door to make his way downstairs. Leading him right into the complex. I called 911 and they came out. I saw him break into multiple other vehicles before the cops arrived 10 minutes later (which felt like an eternity) before I could leave the complex and go stay with a friend. I told management and filed a report. They didn’t update us on anything after that. They also told us they have cameras, that they in fact don’t have. That is why it is such a hot spot for criminal activity. I’m just glad to be out. Would’ve been a nice place if the management was better. As I know Trinity and Sean will see this I am thankful for y’all trying to help. They just had to do what they were told. I would advise you to go somewhere else."
