"If you haven't experienced living in Hell before, you can come here. Very very bad and dirty place especially the leasing office worker is a big liar who never tells the truth and always makes false promises. On the 1st day I noticed several issues with the bathroom fixtures, none of which worked properly, and the next day I emailed the leasing staff, detailing all the issues. It's been 10 days. No action has been taken yet. Another bigest problem is no washer and dryer. Please be very very carefull, do not even think to visit their office. I am suffering a lot. Special request to Carmel Rural / City Govt Office - Do not give permission to such poorly maintained apartments. Such people will tarnish the reputation of Carmel State."

"For the amount that is being paid for this place monthly, you all could at least fix ONE washer used by the whole complex. Or buy more than just one. Please put some salt down for those that are older for their safety before something bad happens. No one should pay this much to live here!!!! That is all...."

"OMG - the Carmel Health / Housing Department should ban this type of lousy apartment immediately. Delete This is another example that discourages considering this apartment. A few weeks ago, I submitted maintenance requests for the bathtub and toilet. A maintenance worker visited my place, inspected the issues, and mentioned that they couldn't resolve the problems, advising us to adjust and manage. This worker was quite rude and left us feeling scared. Following this, I went to the leasing office to file a complaint, where I encountered the leasing manager. To my surprise, the manager was even more roude and unhelpful than the maintenance personnel. She expressed an inability to meet our maintenance expectations and she told me vacat the house and pay a two-month rent penalty for breaking the lease. The problems I reported were: 1. The bathtub's drain valve fixture is not functioning. 2. The toilet's drain frequently gets clogged with salt. After Christmas, the same maintenance person revisited and instead of replacing the bathtub drain valve, provided a plastic plate to close the bath tub drain when not in use, as shown in the attached image."

"Pros Located near midtown Carmel in a quiet, safe area. Neighbors aren’t bothersome. Superficially upgraded for a modern look. Initially affordable two-bedroom for the first year. New management as of Summer 2023 appears to be genuinely willing to improve living quality. Cons Overpriced for a tiny amount of space and questionable quality. The entire complex has to share one washer and two dryers that have been out of order for over a year. When I called maintenance to ask where I can do my laundry, they said I could do it at another property. When I did my laundry at the other property, I was locked out for several days once and my entire basket of clothes was stolen. There are no nearby laundromats, and no washer/dryer connections in my unit. Amenities are falsely advertised online - pool and workout center are also at another property. I have never had access to the pool. Structurally, the buildings are very old. Things fall apart easily. The AC/heater is so loud, you can’t hear people speak. The vents stink like old cigarettes and animals. The management company has changed three separate times since I’ve lived here in only a year and a half. With ever changing management, I have had issues with: my utility addendum getting lost, my second house key getting lost, my maintenance requests getting lost, losing access to my lease documents, losing access to online payment portals. Historically, maintenance has always been an issue. They used to be extremely unresponsive and have taken months or even over a year to fix issues. They did not fix my beeping smoke detector in over a week even after calling the Carmel fire marshal twice. This was in violation of Indiana Smoke Detector Law (IC 22-11-18-3.5(c)-(f)). Other things that had taken them several months or over a year to fix include: no AC, the bathroom fan not working, the front door handle falling off, the closet doors falling out, the blinds falling down, no access to my outdoor storage, and the bathroom cabinet coming off the wall with broken doors. The new management/maintenance seems more adamant about getting things fixed, however, it’s my understanding that they still only have two maintenance workers who have to work at several properties. You get charged trash valet and pest control every month, however I have never seen or been informed about a trash valet service, nor has pest control come in a timely manner/at all. You get put on a list for pest control which only comes once a week. Pest control did not come so I did have to take care of a fruit fly infestation myself as it had gotten out of control. Historically, management has always been extremely unresponsive as well. They could hardly ever be reached by phone or email. No voicemails were ever answered and they were also never in their office. New management is, thankfully, way more accessible. They often have someone answering the phone and they are usually in their office during business hours. Only downfall is that they seem to currently be training still, and they are trying to figure out how to clean up this mess that was left for them."
