"Please consider this review a serious warning to anyone considering living here: the management (Birge & Held) does not care about making this apartment a good place to live. I have had several very sentimental and irreplaceable packages sent to me this Christmas, and stolen within a week of each other. Though there are seemingly security cameras in the lobby where packages are left, management will not review the footage or investigate the theft. In fact, management has been absolutely non-responsive to this very serious issue. I am positive I am not the only one in the building that has experienced this. I have never left a google review before, but I am frankly just saddened and appalled that no one cares about fixing this."
"My experience living at Edgewater started out promising, but quickly devolved into a terrible situation that started to negatively impact my mental health from the stress. I lived here for (1) year and almost went through with renewing my lease because I thought I could deal, but the freeze around Christmas 2022 pushed me over the edge and I panic-applied to a different complex. The best part about Edgewater is the location, and most of the other residents. I had wonderful neighbors on both sides, and it started out as a fairly quiet and respectful place to live. However, there's been a lot of resident turnover and the building has gotten incredibly noisy. I was also starting to not feel safe living there on my own. The building is OLD - no amount of renovations can hide that. It is right up against the woods and river, so in the spring, I got a lot of stink bugs. Management sprayed when I asked, but they always seemed to come back. Early one morning, I also saw a large pest/small mouse scurry from under my door and dart towards my kitchen. Management didn't do much for this. As I mentioned earlier in my review, this building was hit bad during the freeze we had around Christmas last year. One of the stand pipes in the garage on my side of the building blew, flooded the whole space, and the building was without water for several days. I know they did all they could from a maintenance perspective, but there seemed to be very little care for the residents going without water for so long in the middle of winter - especially the elderly and families that live here. My elderly neighbor had some sort of plumbing back-up into her second bathroom, causing severe floods. Maintenance ripped up the drywall and carpeting but she had to wait months for repairs. When I moved out 3 months later, she was still waiting on it to get fixed. The building did receive a partial rent credit afterwards. The security for this building is severely LACKING. I had several packages stolen from the front lobby around the holidays. I know others have as well. Management cared very little about this when confronted, stating you needed a police report to even get close to checking the camera footage. I'm highly suspicious the cameras weren't even working at this point because they hadn't been used to follow up on any issues by the time I moved out. Overall, Edgewater Management needs to vastly improve their communication to their residents. I had to follow up several times on certain requests. Once I moved out, I confirmed I'd receive my partial deposit refund after we settled up my outstanding utilities with the office. They mentioned they legally have (45) days to return this money - OK, I waited, and (45) days came and went. I called up the office and reached out to Corporate, and conveniently, the check must've gotten lost in the mail...or something like that. I finally received what I was owed almost (2) months after I moved out. Good luck, Edgewater!"
"I’ve lived here for 6 months with nothing but problems. And management is virtually non responsive when it comes to communication. Since moving in our oven door has broken 3 times, our cabinets started falling apart, our water was shut off for 5 days over Christmas break, there have been reports of cockroaches in the building. Our packages are routinely stolen from the lobby & mail room. Our mailbox is constantly broken and left wide open and our door code hardly works and the elevators are unreliable. We pay over $1700 in rent and utilities for a small 2 bedroom apartment. The lack of service for this price is horrendous."
"This used to be a wonderful place to live! It was one of the few places in Broad Ripple that had 3 bedrooms and you can't beat the location. Then it was bought out by Birge and Held and it became a nightmare. They got rid of all the 3 bedrooms and split them into smaller apartments. They did upgrades but of course, jacked up the price of rent. Their one bedrooms are now more than the 3 bedrooms used to cost. The thing they did that I think defines the character of Birge and Held the most is doing the renovations while we were all still living in the apartments even though many residents already has plans to move out soon anyways. We had to move furniture around from room to room and the construction company left the place filthy. They also did not hire a reliable company and many residents had items stolen during the construction. I had lived there for 5 years and many other residents had lived there for 15+ years. Birge and Held ruined the place and based on the other reviews I've seen since they took over, it seems it's just continued to go down hill from there."
"Been living here since June. Most residents are fine and it is a nice community and building. Front office is a joke. Have a mailroom that doesn't lock. Residents have had thousands of dollars stolen from this room. I went to the front office with a police report, proof that what was stolen was felony level in value, the exact time and date my package was stolen. They wouldn't even check the cameras they have installed in the lobby(lobby is connected to mail room by a glass wall). Told me there was nothing they could do to help. Told me the police should help me because there is going to be nothing on the cameras. They don't give one care about their residence's property."
