"I am a current resident, and this buyout with the new owners has been a horrible experience I have ever seen, I came from Pangea Cedars. when the apartment complex was Oaks of Eagle Creek They did the best they could, and had the best communication and follow up. Their maintenance team here has always struggled even with the new owners and I can live with that because it's hard to find maintenance people so I get that part. I have currently been in my unit for 13 months and with the recent buyout they have renovated people's apartments and I've been struggling with roaches in my unit ever since. The pest control vendor is not the greatest (horrible) I have gotten outside vendors just to feel more comfortable in my apartment. The front office people at the beginning of renewing my lease everybody at the office had a nice personality, but once they started messing up my account regarding how much I owned even when I made a payment agreement not tell me the correct information and texted me one price when turns out to be a different price when I went to the office and ask why and they end up telling me a higher price by text message but in person It was a lower amount with them still adding a month to month fee on my statement after I had signed my lease on top of keep leaving paper on my door of its time to renew my lease when I had already signed my lease so very confusing and it's just not acceptable. I started to complain more about texting me, wrong information regarding money, or my account, and having roaches in my apartment .They started to become rude to me because I Complained more and became more irritable about the service and how my unit is being treated Now I'm having issues with the front office with their not-pleasant attitudes. I feel like I paid over 1,300 in rent a month to be dealing with cockroaches and rude Front Desk people etc now This doesn't sit right with me. I will not be resigning my lease here and I would not recommend anybody to stay at this property. The cost of living here, and the unit itself are not worth the money. The location of this area is wonderful and you expect for it to be nice because we're right next to the colts practice stadium. Nope the cases."
"The Ardizzone Group’s (TAG) staff frequently discuss the renovations they're implementing, attributing any negative feedback from residents to the previous management. This review, however, will specifically address the changes observed since TAG's takeover. Notable Changes Under TAG: *Potholes at the Entrance: The entryway to the property now features some of the worst potholes I have encountered in Indianapolis, which have caused damage to our vehicle. A minor effort to even partially fill these could significantly mitigate the risk of damage. *Forced Renovations: TAG is imposing renovations that are objectively downgrades rather than upgrades. The new furniture and fittings are of lower quality than those replaced. In our unit: **A sturdy kitchen bar counter was swapped for a flimsy one that noticeably flexes under minimal pressure such as when I am typing on my laptop. **After the renovations, we have a significant reduction in kitchen storage space, leaving us to figure out how to accommodate our belongings in the diminished space provided. **The new cabinetry lacks practical handles or edges for opening, presenting frustration whenever we use them, especially for those with dry skin in winter since the friction between skin and doors/drawers is needed for opening them. **The replacement doors, which offer poor sound insulation, seem made of inferior materials and were poorly installed, evidenced by squeaking hinges and uneven fits. **Reduced lighting fixtures in the bathroom have affected the overall illumination with the smart bulbs we used before and after the renovation, causing a noticible difference when doing grooming tasks. Spiritual and Personal Impacts: *Our Mezuzah, a sacred irreplaceable object of deep family significance, was damaged during the renovations, despite no directives to remove anything from the area it was installed in. This loss is particularly distressing and underscores a disregard for resident's personal and spiritual values. Communication and Ethical Concerns: Repeated discussions with TAG staff about the downgrade have been frustrating. Their claim of the right to upgrade the property, despite the tangible negative impacts on residents' quality of life, highlights a concerning ethical stance. The insistence on enforcing contractual rights without consideration for residents' satisfaction or well-being is disheartening and demonstrates a miscalibrated moral compass from this company. Final Thoughts: Working with TAG has been an overwhelmingly negative experience. Their management style, characterized by a lack of empathy and poor communication, has led to a living situation that is both objectively and subjectively worse than before their takeover. The moral and ethical considerations of their actions, or lack thereof, suggest a disregard for the basic principles of right and wrong. I strongly advise against engaging with this company. Their approach to property management, seemingly driven by contractual opportunism rather than a commitment to resident welfare, is profoundly disappointing. The fundamental issues of right and wrong remain unchanged, regardless of what the lease agreements may allow."
"I’m a current resident and even with the buy out I don’t see a change, rent has raised since the purchase even for residents that were living there already. I put a work order in a week ago for my kitchen light being out. I’ve called for the last two day with the order not being complete. I understand that they are doing renovations on units but I shouldn’t have to wait 3 weeks till they get to my unit and have to cook in the dark."
"Kayla in the leasing office has been so wonderful!! We haven’t moved in yet so can’t speak to the apartment itself, but Kayla has been extremely knowledgeable, kind, and answers all of our questions and concerns quickly. We discovered the complex by driving past it one day, and a week later the lease is in our inbox. This has definitely been the smoothest apartment-searching process we’ve experienced in Indy thanks to Kayla- looking forward to move in day!"
"Please do not move in this horrible place. My mother moved in a few weeks ago. I can not express enough the disgust of this complex. We have learned from our neighbors that new owners have taken over and are worse than the previous owners. Her apartment had roaches and they refused to relocate her and the best they could do was have an exterminator come in. We then had to empty all the cabinets, cover everything that could not be moved. They sprayed and left traps, which stopped her from technically moving the rest of her stuff in. Her hallway is dirty and according to neighbors since the new company took over it has not been cleaned once. Her hall smells like trash and pot. Please do not respond to this with your typical response of you are sorry she has had such a bad experience and would like her to contact the office which is no help. As soon as possible we will be breaking her lease, pay the “fines”. And move her someplace clean, safe with management and staff that cares."
