"I have a family member living here. I was told that trash has not been emptied in awhile, so trash was building up in the trash chute higher than the sixth floor."
"They are money hungry and will find ways to take your money even though you move out. Reasons include: 1) Rent increase every year. I have lived in the same one bedroom apartment (roughly 300+ sq ft) for the last 4 years, from Aug. 2019 to July 2023. My initial rent was around $1,490 a month, which has since risen to about $1,899 a month in 2022. The final offer they gave me was about $2,100. 2) Insane move out charges. This is my current issue with RISE and they have since escalated me to collections. End August, I was given a bill that required me to pay for various charges. Firstly, they charged a $50 trash out fee as well as a $150 ‘common area cleaning’ fee. I have since agreed with the trash fees as I left some cleaning supplies in the house when I moved out. I have also agreed to pay for the bathroom cleaning fee of $50. However, they also tacked on a $50 ‘blind replacement fee’, $531.65 ‘couch replace’ fee and a $50 carpet cleaning fee. While there are some scuffs on the couch, as well as some bent blinds, I feel like the blinds and couch are definitely not worth that much. When I argued that the couch and blinds are subjected to normal wear and tear (keep in mind that I lived there for 4 years), they argued against the fact. I have also attached images of the couch, blinds and the little spot on the carpet that needed to be ‘cleaned’. 3) They take forever to fix your appliances. I had a washing machine that was broken, and they took over a month to fix it. Other issues include weak AC/heat, which will always take about a week to resolve. 4) The elevator is ALWAYS broken. Every couple of weeks one elevator is out of service. Moreover, it always smells like puke and beer (although that’s usually the result of residents). 5) The parking garage door is always broken (The parking garage door is broken for about a quarter of a year). This negates the security of having a private access parking garage (which I paid $100 each month for). Some residents had their cars broken into. I’ve heard that it is usually the fault of some resident driving into the door, but in the end, it is still the responsibility of RISE to fix it. They have once left the garage door broken for 2-3 months. 6) Every amenity is closed. I’ve stayed here long enough to see them close the swimming pool because of ‘bad residents’. Amenities are usually closed for most of the year. They would open the pool up for a month and then close it for another month. 7) The trash chute is always backed up. Yeah, I understand that some residents jam up the place, but the trash room is usually full on Sunday. Management makes us bring the rubbish outside and always threatens to fine us. 8) This pertains more to the individual that I dealt with when I was disputing my move out charges. While I did take a while to reply to them (I did not expect them to send me an email a month after I handed over my keys), the individual on the other end was not helpful and was rude. When I asked her to give me receipts of the original couch (back in 2019) and the new couch they bought, I was immediately told that my case has been referred to collections. 9) The walls are PAPER THIN. You can hear music every weekend because some kids would be partying. 10) For some reason, the fire alarm will turn on every single moment, especially back in the summer of 2022. I remembered that the fire alarm rang every single day back in the spring-summer of 2022, and half of the time the fire alarm only rang in the apartments on our floor. Fire alarms would also ring biweekly during the winter. Sometimes they would turn the alarm off, only to have it ring again about 20 mins later. Most of the time they tell us that it is because the breaker tripped, or it was a false alarm. It’s gotten so common that I would walk straight out of the building and wait in Mcdonalds until they resolve the issue. 11) Packages are left on the counter of the mail room. Anyone can take any package that they want. I’ve had my package stolen right from the mail room and they can’t do anything about it."
"Really deplorable state of the building and apartments. There’s mildew, ants, flies and mold in the apartments. They don’t fix things and when you ask for things to be cleaned they tell you to do it yourself even though they are supposed to do it before move-in. They’re pool gets shut down because they fail inspections for cleanliness and the management doesn’t take responsibility for their mistakes. The most they will ever offer you is a 15$ target gift card for broken appliances, windows, and paint all over the floor in addition to infestations and unclean environments. The only reason they get away with this is because of the housing shortage. With the new apartment buildings opening I recommend living there."
"Rise is advertised as a beautiful place to live with amazing amenities and the tour goes on and on about all of the benefits of living here. I was ecstatic to sign my lease and start living here (very expensive lease at that for a studio). For starters they only had a 2 bed model and I was living in a studio and had no concept of the space I would be given other than a vague blueprint. I called over the summer to confirm it was furnished and spoke with someone named drew about if I had barstool seating or a couch and he said studios came with both-wrong. The only place to sit here is at my desk chair. Other than misleading information, when I moved in the place was disgusting and hadn’t been touched since the previous tenant. I was missing a cabinet door, broken glass in the drawer, garbage in the drawer and on the floors, enough dryer lint to burn the whole building down, and scuffs and dirt all over the wall, hair on the walls, shower, fridge, sink etc. on the first night my key fob wouldn’t let me into the building at midnight at I had to wait for security to help get me into my room. The AC doesn’t work, neither does my dryer. There was a $200 redecorating fee which I was told would cover cleaning for when I was moving in as well as minor repairs, when I spoke to the front desk about this, she told me it was only for cleaning scuffs on the wall and I couldn’t get that fee back even though my room was disgusting and I did have scuffs on the wall."
