"Terrible slumlords don’t take care of people houses so landlords please don’t trust them… don’t spray for roaches don’t get rid of raccoons when they enter your house they can stay rent free for two years but you still have to pay your rent and they hold your deposit money you won’t ever see that their real address is 751 dauphin st mobile al 36602 I was told to place my maintenance request through their system and they would just mark them complete Happy we are Finally Free!!!!!!Bug Free as well !!!"
"Let me first say as a traveling sales rep. I have stayed in thousands of hotels and never been asked to leave. I was staying in one of their properties Oak Fountain and had booked an additional week. See we are moving and I’m trying to separate things because we have not found an appropriate home in the area. It is Mardi Gras and all of the rooms within 50 miles are booked or they’re at such outrageous prices 250 a night, I can’t afford it. I was told by the maintenance person 10 minutes prior to check out that they were Canceling my reservation. I didn’t even get a call from the property manager. The reason I was told is because I was coming and going out of the door late at night, which is when I have to do laundry because I’m busy during the day and you have to go in and out of the door to get to the laundry When your hands are full, the door does not close quietly however, I did my best to catch it with my foot and ease it in.. I was told several guest complained about the noise. So here I am with no place to stay and Days before I get my money on my credit card back so that definitely is difficult, I was raised to be a considerate person. I am as considerate as anyone possibly can be and this is just wild they can do this And with such little class."
"Man, if I could give 0 stars I sincerely would. I rented with Irby for 14 months, and as far as the servicemen go, they were great. Quick to come out and fix small issues, and were polite. Bigger more expensive fixes, Irby straight up ignores them. Instead of fixing the issue, they sent me a letter telling me that I cant re-up my lease or extend it by a couple days, (to the end of the month, which was 1 week), to accommodate finding a new place. They also took no steps to try and fix the issue while I was still there. On top of that, I have been waiting over 4 months to get my security deposit back. I call and ask for a status, and they tell me that they have been charging the old address like I was still a resident since I have been gone so they never started the process of returning the deposit. So I am sure my credit took a nice hit with all those missed payments. I finally get a check in the mail, and their incompetence still amazes me. They forgot to sign the check, accounting 101, so its useless. They wont let me come to the office to get it signed. They told me to send a photo of it in via email. I send it in, radio silence. I ask if they received it, radio silence. I call repeatedly, sent to a hold machine that cant transfer the call to a person or a voicemail. Call just drops. I respond over text asking if they even received the email, no response. I am left with very few options at this point. Would love to hear from someone!"
"I have been renting with Irby Properties for over a year now. They have been prompt in returning my calls. They have also been reliable in fixing any maintenance issues I have had. The home I am in is in a quiet neighborhood near work with plenty of yard space for our dog. I just wish the backyard was fenced in."
"Rented a property for 2 years from this company due to having no other options. Spent 2 years paying $500 power bills because their air conditioner and heater ducts were messed up. Contacted them several times over those years for it to be fixed and never was it fixed. They do not answer when you call them and you are told to put everything in the renters portal but nobody ever responds to that. In the 2 years we had rented from them we had 8 different property managers. At no point in time were we told when our property manager had changed. They then contacted us back in January about doing a routine bank inspection for them to refinance. Suddenly a week after that bank inspection we got a non-renewable notice on our door. When you put in maintenance requests the only person they ever send out is there 1 handyman for however many properties they have. He very cheaply proceeds to "fix" the problems just for them to break a few days later. When we first moved in to the house it had several broken windows. We contacted them about it and explained that it was dangerous to our 2 children. Their handyman proceeded to tell us that maybe if we were worried about it we should keep our children away from the windows. The house was a disaster when we moved in dirty, broken things everywhere, doors did not shut properly, and most of the sinks leaked. We were told we had to move in a week later then expected due to them having their handymans wife clean the house. That was told to us by the handyman himself. They are not a good company to work with or rent from. Their staff is rude and the people that work in the office barely speak English. Half the time you get told your going to receive a call back and never do. You are also told that stuff will get fixed and it never does. As I said the only reason we stayed for 2 years because we had no choice at the time. I suggest to anyone thinking about renting from them or having them run your property you find a better company to do it. This one cannot keep staff and the staff they do keep is extremely unprofessional."
