"PLEASE DO NOT REVIEW THESE APARTMENTS UNTIL AT LEAST LIVING HERE FOR 3 MONTHS! I’ve been here for 5 months so far. The common staff was unorganized during the move-in process. I placed an appointment for a tour, but no one showed until a hour & a half later. The paperwork process was not ok. 5 different people emailed me about deposits and paperwork, sending different links to make a deposit. It was weird. The office was not picking up the phone. You’ll have to catch them downstairs or in the hallway to get a response. I also inquired about creating an Airbnb here to the Property Manager, Brittany Washington. I had a 3 month business trip, so I was like “why not rent out my space”. I contacted Kayla, she helps with leasing, and she sent me to Brittany. I went to Brittany. When I talked to her she gave me an unclear response and sent me back to Kayla, which then sent me back to Brittany. It became clear that Brittany did not want to take in the responsibility. Tons of emails were sent out before I finally caught her on the rooftop. We discussed the inquiry and came to an agreement it seemed, but the agreement was not met. I decided to give her another week before I sent another email. I ended up sending a couple of emails. I then contacted the common living office in New York to see who I really needed to be speaking with. They sent me back to Brittany. I called, email, and texted several times. Still no response. At this point, I explained to her that throughout the entire process, I was ok with a yes or a no. I saw the opportunity, so I took it. We had discussed that how this matter was handled was very unprofessional. This lowered my trust with Brittany, the Property Manager. If you are going through anything personal, do not think that this staff will accommodate you in any type of way, but hopefully after reading this review,, the Common Staff will pick up some communication skills going forward with their tenants. Btw the dog run on the rooftop is disgusting. There’s several piles of dog poop & skid marks. It stinks up there. They have a hard time keeping the inside amenities on the rooftop clean as well. The outdoor decor has fallen apart. The floors and countertops are always dirty. They have cameras all around the rooftop amenities, including the gym, but not really in all of the places that they should be. It was giving luxury at first but the consistency with cleanliness is not there. They hire 1 person at a time to keep the entire building clean, which is honestly too much on one person. The windows leak when it rains, so be aware. This building is vintage, yet it is beautiful, but they are over-charging because of the area. Deliveries are not at your door. You have to go downstairs. I’ve heard from several people that the prices listed are not the promised prices & im not talking about the flat rate amenity fee of $200. They will add $1000 extra towards your rent depending on your income, so be aware. Please do not fall for reviews that are made only within a month’s time of staying here. Landlord-Tenant relationship is a big checkbox for me and the lack of communication brought the Common down 2 stars in my book."
"Kayla was amazing. That’s the only positive part of this experience. I applied for the apartment, only to be told I would have to pay an additional 1100 dollars that I would not see back on top of my security deposit and first months rent. You will pay 300 just to apply and if you are denied or cancel your application. YOU WILL LITERALLY HAVE TO CHASE THESE PEOPLE DOWN TO GET YOUR 250 back from the admin fee. NO ONE ANSWERS THE PHONE AT THE NUMBER PROVIDED AND THE LEASING TEAM SHANNON, you might as well have talk to yourself. I had to dispute with my bank because no one wanted to refund me even after they said they would. I WAITED 2 weeks. I love how they make you pay everything up front in a rush but not be as quick to refund you your money. IT SOUNDS GOOD UNTIL YOU APPLY. BEWARE!! I would rent in the future just not from this management company."
"I just moved into The Frank this past weekend. The entire process from tour to move in was amazing. The leasing agents and the community manager were very personable, listen to my preferences, were attentive, and professional. The onboarding process was extremely easy, I spoke back and fourth via email with a conversation specialist on everything I needed pertaining to my lease agreement. She was considerate and responded very quickly, which made the process even easier. The move in process went very smoothly, aside from busy parking and loading zones. The building itself is beautifully renovated with great quality finishes and hardware (ex. Delta sink facets, shower head). Kitchen appliances (dishwasher/microwave) are surprisingly very quiet. I also never hear my neighbors on any side, above or below, until I walk out of my unit. Even then, the halls are also very quiet. The character the building has adds such a fun atmosphere to downtown Birmingham living."
"I can't say enough good things about Common at the Frank! When I was searching for a place to live downtown, Common at the Frank hit every need and even had some added bonuses. The property is beautiful, and the location is unbeatable. The amenities are so useful, and I have used just about most of them every day since I've moved in. My favorite thing are the windows in the lofts-you have to see them in person to really appreciate them. I also appreciate the attention to detail that they had to preserve the history of the building. Move in was also quick, easy, and as painless as moving can be. I've had the best experience working with Kayla. Kayla has also been the most helpful person since the very beginning! She is attentive, kind, and always there if you need her help. Kayla really is wonderful, and so is Common at the Frank!"
